CBRE has been appointed co-exclusive marketing and leasing agent for the multifunctional complex Salaris that will be a part of the transport interchange hub in New Moscow.
New multifunctional complex (gross area 310,000 sqm, leasable – 105,000 sqm) is located on Kievskoye shosse, 3 km from MKAD. The uniqueness of the project is its integration into the biggest transport interchange hub in Moscow, which will combine MFC and a bus station with the capacity of up to 250 buses in rush hours. There also will be a direct exit from metro station Salarievo to the MFC’s gallery. The catchment area of the project is 3.5 million people. The major anchor operator of Salaris is Globus (26,524 sqm), first hypermarket of this chain to open in MFC in its new format Globus 3.0.
Marina Malakhatko, Head of Retail department in Moscow, commented: “New Moscow today is a rapidly developing area with an annual population growth of 100,000 people a year. Currently, there is already a city permission to build more than 9 million sqm of residential housing. By 2019 there will be 37 new residential clusters there, and less than in 500 meters there is Salarievo Park, one of the biggest residential developments with a total area of around 1.5 million sqm. Salaris retail area penetration is only 325 sqm per 1,000 inhabitants, herewith, there is still no comparable project neither by size nor concept’s quality on Kievskoye shosse. Due to obvious advantages of MFC and considering low levels of supply of new big retail schemes in the south of Moscow, we see a great interest from tenants to Salaris.
