Adventum International, a Malta-based boutique investment fund manager, has acquired yet another property in Poland. This time it is a 17,000+ sqm office building at Plac Lwowskich in Wroclaw, from the seller EFL Service S.A. being part of the financial groups of the European Leasing Fund S. A. With this transaction Adventum’s QUARTUM Polish office portfolio grew to 63,000 sqm GLA.
From the purchaser’s side business development director Andras Marton commented after the deal was closed. “We are glad to have undertaken the transaction with Credit Agricole, a highly professional business partner. Centrum Orlat has an excellent location and strong property fundamentals. Our strategy with the asset is to undertake a full refurbishment program, transforming it into a modern, energy-efficient A class office building with BREEAM certification. Leasing of the property has already commenced, led by CBRE with Centrum Orlat re-opening its doors in Q1 2021.”
From the seller’s side Wojciech Przybył, Member of the EFL Management Board said: “The office building at pl. Orlat Lwowskich was the seat of EFL for nearly 18 years. During this time, our company was dynamically developing, we increased employment significantly, and technological solutions and requirements appeared on the office market that we were not able to introduce at this facility. Therefore, as the Credit Agricole Polska Group, we have decided to change the headquarters and transfer all of our companies to the new ecological Business Garden office building at ul. Legnica.”
In the transaction, Deloitte Legal and Knight Frank advised the Seller; act Legal BSWW, Avison Young and Deloitte Tax the Purchaser.
