The property development company is going to build over a dozen SBU warehouses in various locations across Poland which will be a part of the 7R City Flex network.
7R introduces a new concept to the market. This solution is dedicated to companies that are in need of smaller warehouses located close to city centers. The company is developing a network of over a dozen Small Business Unit facilities scattered across the country. Tenants will be able to sign one joint lease agreement which will cover several warehouses in different locations, developed as part of the City Flex program.
“7R has grown rapidly over the past few quarters. After years of gaining experience on the market, we feel confident in developing large logistics parks all over Poland and, obviously, we’re not planning to give up on that market segment. There has been a need on the market for smaller warehouse spaces located inside the administrative borders of cities for some time now, as companies want to distribute their goods quickly and efficiently, and dynamic growth of the e-commerce sector increases the demand for such properties even more.

7R City Flex facilities, which will fill the gap in the market, are going to be developed in such cities as Gdansk, Szczecin, Warsaw, Lodz, Katowice, Krakow, Wroclaw, Poznan, Rzeszow, Kielce, Czestochowa, Bialystok, Bydgoszcz and Gdynia. Our investments share many common features but one most significant is their location – within urban centers but with convenient access for trucks and close to retails parks which are easily accessible not only by car but also by public transport; this is a huge advantage for potential employees who rarely want to commute to work outside of their town. Good road access is also of great significance for companies that wish to provide services to their customers on site. Furthermore, 7R is planning to introduce a wide range of improvements to help tenants make customer service easier. One such improvement is a system allowing for collecting goods 24/7.
7R is going to develop buildings with areas ranging from 8,000 to 15,000 sqm and, apart from typical warehouse space and based on the needs of their tenants, the company will offer servicing areas, commercial and exhibition spaces and large office space – larger than in most warehouse facilities. New facilities are designed in a way which makes light manufacturing possible on site. City Flex units will also be attractive for e-commerce companies, logistics operators and small online stores that want to keep their warehouse, office and exhibition space under one roof. The smallest units available for rent have an area of 900 sqm.
7R has planned a number of improvements in its facilities. The buildings have high-rating structural fire resistance of over 4,000 MJ/sqm, loading dock areas are illuminated by additional row lighting, and the thermal insulation of the structures is significantly increased. All warehouses will also be BREEAM-certified.
