7R is launching the development of 7R Park Warsaw South III, a modern warehouse park in Sękocin near Warsaw. The project will comprise two buildings with a total leasable area of approximately 47,000 sqm. Construction works are scheduled to begin in early August 2026. Even before the start of construction, 7R has signed its first long-term lease agreement. Strefa Tenisa, Poland’s largest e-commerce retailer selling tennis equipment and accessories, has leased 3,500 sqm of space in the complex.
The development of 7R Park Warsaw South III marks 7R’s return to the Warsaw warehouse market after a several-year break. The project is being developed in Sękocin, on the border with Janki, in one of the most recognisable logistics locations in the Warsaw area. The complex has been designed for companies from the e-commerce, omnichannel, retail, last-mile logistics, distribution and light manufacturing sectors that are looking for efficient and flexible space in direct proximity to the largest consumer market in Poland. 7R Park Warsaw South III and its location will provide, on the one hand, fast and flexible delivery times, and on the other, an attractive alternative to urban warehouses in terms of cost efficiency.
