Rise.pl, a provider of coworking spaces and serviced offices on flexible lease terms, is entering the Łódź market. It will take occupancy of 2,100 sqm in Stara Drukarnia office building, a freshly refurbished post-industrial property. Savills advised on the transaction.
“Stara Drukarnia is a unique project in the centre of Łódź that brings art and business together. It neatly ties in with the nature of offices provided by Rise.pl and will enable the company to debut in the city. Łódź currently has close to 530,000 sqm of modern office space. Its flexible office market is also growing and is likely to see its stock triple within a year,” says Agnieszka Kuehn, Regional Manager, Office Agency, Savills Krakow.
Rise.pl is a Polish flexible office provider. It offers modern, fully furnished and equipped office space including single desks on a short-term basis. Founded in 2003, Rise.pl is also active in Krakow and Rzeszów, where it has more than 14,000 sqm of office space in seven locations. In 2020, at least two more cities will be added to its portfolio in addition to Łódź.
“We chose Łódź as another location for us as the city combines features that are particularly important in our business such as its strong growth dynamics, potential to attract more business and growing demand for flex offices in addition to creativity and design sensitivity. Stara Drukarnia is an excellent location that fits in with our plans. Now is a good test of how flexible the offers of companies from our sector actually are. Our first flex location in Łódź will combine the flexibility of lease conditions with high-class fit-out and security, superior to that in typical coworking spaces,” says Piotr Augustyn, President of Rise.pl.
Stara Drukarnia is located at 130 Gdańska Street in Łódź. It offers more than 4,500 sqm of office space and approximately 500 sqm of retail and service space. Built nearly 100 years ago, it was initially a stocking factory and later served as a Military Printing House from 1946 to 2016. In 2019, the six-floor building and its annexe were fully refurbished. As a result of the refurbishment completed by Drukarnia Center, the property retained its industrial red brick interior and original cast-iron pillars.
“We are proud of the fact that Rise.pl chose Łódź and Stara Drukarnia for its first location in central Poland. We are pleased that Rise.pl appreciated the advantages of Stara Drukarnia: the unique nature of the building, its prime location and its marriage of business and arts. We strongly believe that the post-industrial interior of Stara Drukarnia will make it possible to build a creative work environment for future tenants of Rise.pl. We are confident that Gdańska 130 will be a great address for Rise.pl,” comments Marta Zgłobicka, President of Drukarnia Center.
