The Association of Business Service Leaders (ABSL) in Poland, representing more than 280 global companies, and advisory firm Colliers, will extend their strategic partnership in 2026. The collaboration, ongoing uninterruptedly for six years, helps the sector address growing operational complexity, cost pressures, and evolving work models, all of which require careful analysis of office resources.
The latest ABSL report shows that Poland’s business services sector is shifting from employment-driven growth to a focus on operational and product sophistication. The sector now accounts for 5.7% of Poland’s GDP, and the export value of knowledge-intensive services has reached USD 42.3 billion. As companies integrate automation, analytics, and cloud solutions, new demands are emerging for workplace quality and technological infrastructure. In this context, Colliers’ advisory role is strategically important, helping ABSL member companies make informed decisions about their work environments and business development.
The year 2025 marked a decisive shift in the investment trend of Central and Eastern Europe. Colliers data indicate that investment volumes in the CEE region reached €11.6 billion in 2025, an impressive 31% year-on-year increase, confirming the region’s growing appeal. Stable economic fundamentals, moderate inflation, strong local capital, and renewed investment demand are reinforcing Poland’s position as the region’s largest market.
“For the business services sector, it is essential that companies base decisions on reliable data and expert guidance in both the office market and global operations. Long-term cooperation with Colliers gives our member companies an advantage in planning their work environments and strategically optimising office space,” emphasises Janusz Dziurzyński, President of ABSL in Poland.
Modernisation, hybrid work support, and sustainability
Colliers’ analyses show that the Polish office market is experiencing clear qualitative segmentation. Limited new supply and higher construction costs are increasing demand for prime assets. Older buildings are being modernised with environmentally friendly solutions, features that support employee well-being, and hybrid work adaptations. Upgrading buildings to higher standards is now essential for maintaining property value and meeting tenant expectations.
The Hybrid & Beyond 2025 study finds that organisations are shifting from rigid return-to-office models to prioritising collaboration quality and customising spaces for team needs. As a result, smart office solutions have become a key component of strategic business productivity, evolving beyond their initial role as a technological novelty.
“The business services sector is currently in a phase of mature transformation, where operational resilience, adaptability, and long-term efficiency of business models are of key importance. Decisions regarding location and work environment are increasingly going beyond traditional cost criteria to include infrastructure quality, space flexibility, support for hybrid work, and a real impact on productivity and employee engagement. In this context, the office is no longer just a place of work but becomes a tool for executing organisational strategy and a source of competitive advantage. We are pleased that, for another year as a strategic partner of ABSL Poland, we can support companies in the business services sector with market knowledge and experience, helping them make decisions that respond to changing economic, technological, and social conditions,” says Monika Rajska‑Wolińska, Chief Executive Officer for the CEE region, Colliers.
2026 focus: data, quality, investment, and organisational resilience
In 2026, ABSL and Colliers will continue their cooperation, including strategic advisory and knowledge sharing on market analysis, site selection processes, lease negotiations, the design of hybrid work environments, as well as sustainability and certification recommendations. At the centre of these activities remains the creation of workplaces that strengthen innovation, collaboration, and the long-term operational resilience of companies operating in Poland.
