AFI Europe Romania has signed new lease agreements for over 6,000 sqm of office spaces in AFI Park 4&5 and by this have concluded 19,000 sqm leasing activity in the buildings this year.
The buildings’ new tenants are IT & BPO provider Hexaware Technologies which is a new entry to Romania, the American companies Asentinel specializing in technology Solutions and BullGuard software specializing in consumer security. In addition, Endava Romania secured additional space to support its current expansion and global nutrition company Wellness Center powered by Herbalife opened its largest centre in Bucharest.
“AFI Park, the 70,000 sqm GLA office park asset in our company’s portfolio, is about to achieve the 100 percent occupancy rate. The important fact is that most of the leases in AFI Park have been either new entry to the Romanian market and/or expansions of existing tenants, thus showing the strength of the Romanian office market and the valued package of facilities and technical specifications we offer in our office projects. The experience we gained after developing this project will be of great value for our upcoming projects on the office segment: AFI Tech Park located in the JW Marriot area and AFI Offices Brasov adjacent to the future AFI Brasov, which we are certain will become standout projects on the market,” said David Hay, CEO, AFI Europe Romania.
Multinational company Hexaware Technologies has leased 1,100 sqm of office space in AFI Park 4&5, while Asentinel, leading provider in the Telecom Expense Management (TEM) field, became operational on 1,000 sqm, BullGuard specializes in internet security, comprehensive mobile security, 24/7 identity protection, and social media protection and is also a pioneer in the Internet of Things (IoT) security, will relocate and expand with 1,500 sqm. Endava Romania Delivering innovative solutions for global leaders in Finance, Insurance, Telecommunications, Media, Technology, Retail and Travel, Endava has almost 600 employees in Bucharest and over 2,000 across Romania, and will continue its expansion in the Park with almost 3,000 sqm in the new building, now leasing a total of 9,000 sqm. For sport activities nutrition and various events and activities within communality, the new tenant Wellness Center opened in AFI Park 4&5
The office buildings AFI Park 4&5 have a leasable area of 32,000 sqm. and offer excellent technical specifications, such as a floor plate of 3,000 sqm, significant natural light, electricity and HVAC design are developed according to tenant’s work stations requirements.
All the buildings in the business park are built to be sustainable green buildings having LEED Gold Certification. Also, the tenants in AFI Park benefit of an estimated 40 percent reduction of energy consumption and water use compared to a regular office building.
The office development is also time efficient for employees of the companies, who benefit from a diverse retail offer in AFI Cotroceni shopping mall (currently under expansion works to be enlarged to 87,000 GLA), in addition to the commercial spaces at the ground floor of the buildings, in a low traffic area in the commuting hours.
AFI Europe Romania started the construction of AFI Tech Park, a 50,000 sqm of GLA Class A Business Park located in close proximity to the J.W. Marriott hotel and the Romanian Parliament, and the development of the AFI Brasov, the mixed use project in the City Centre of Brasov comprised of a 45,000 sqm GLA shopping mall and 20,000 sqm GLA office development.
