The first phase of the comprehensive modernisation of Alkotás Point Office Building, part of Gránit Asset Management’s Torony Real Estate Fund portfolio, has been completed. The development, which will continue in further phases, not only focuses on the building’s technical upgrade but also elevates the tenant experience and reinforces its commitment to a premium business environment, in line with current ESG expectations and the demands of a competitive office market.
The primary objectives of Gránit Asset Management’s office development program are to enhance ESG performance, increase the building’s long-term value, and intentionally shape the tenant experience. This ensures that Alkotás Point remains a defining, future-proof player in the Buda office market, simultaneously meeting sustainability standards and modern tenant expectations.
Located in the heart of Budapest’s District 12, the office building has maintained over 90 percent occupancy since its inception. It currently provides a modern working environment for 22 tenants and approximately 1,500 employees.
With the needs of tenants and employees in mind, the renovation that began in the first half of 2025 focused primarily on technical upgrades: the boilers and circulation pumps were replaced, LED lighting was installed in the parking lot, and the Parkl intelligent parking system was implemented to allow for on-site management and optimisation of parking spaces.
In the third quarter, work began that brought visible changes for tenants:
- The lobby underwent a comprehensive transformation.
- Modern LED lighting was installed in common areas.
- The restrooms were fully refurbished.
- The building’s outdated liquid chiller was replaced with a modern, high-performance unit.
- The café was redesigned and expanded, and a new restaurant opened in the building.
These upgrades play a vital role in both providing daily convenience services and revitalising community life. As a result of the technical improvements, the building’s energy efficiency rating moved to a more favourable category, confirming the professional and sustainability performance of the project. The renewed common areas offer a representative, modern appearance, enhancing the building’s prestige and contributing to high-quality working conditions.
The ongoing renewal of Alkotás Point – coordinated by the project team of Grandum Property Management Hungary – reflects Gránit Asset Management’s value-driven and sustainable approach, focusing on the creation of premium-quality, innovative business environments.
