Apsys launches major urban regeneration project in Wrocław

Apsys Polska has begun the revitalisation of a former industrial site in central Wrocław, delivering two residential projects – Nowa Stawowa and Ogrody Staromiejskie. Construction started in early 2026, with completion scheduled for Q4 2027.

Located between Stawowa, Kościuszki, Kołłątaja and Rejtana streets, the development will transform a long-neglected post-industrial area into a vibrant urban neighbourhood, combining historic buildings with new residential space and green public areas.

Nowa Stawowa will see two early 20th-century factory buildings converted into 54 loft-style apartments, preserving key architectural features such as brick façades and original structural elements. Ogrody Staromiejskie will comprise three new buildings with 63 apartments, designed to integrate with the historic surroundings.

The scheme places strong emphasis on greenery and quality of life, with landscaped courtyards, gardens and pedestrian pathways across the site. Sustainability measures include rainwater retention, low-emission materials and energy-efficient solutions, in line with ESG principles and the “Do No Significant Harm” standard. Both projects are targeting Zielony Dom certification.

The project is being delivered in cooperation with leading architectural studios, with MIRBUD as the general contractor.

Nowa Stawowa and Ogrody Staromiejskie mark another step in Apsys Polska’s expansion into residential-led regeneration projects, following developments such as Manufaktura in Łódź and ongoing projects in Gdańsk and Warsaw.
