Savills Building & Project Consultancy team provided REICO EAM with technical due diligence and transaction advisory services, complemented by an ESG criteria review, as part of the acquisition of the multifunctional Palladium complex. In addition to assessing compliance with the EU Taxonomy, calculating the carbon footprint, and verifying the Energy Performance Certificate (EPC) along with all relevant environmental certifications, Savills also prepared an Environmental Site Assessment I and a Climate Vulnerability Risk Assessment. The latter is considered above-standard on the Czech market and expands the overall analysis by evaluating the asset’s long-term resilience.
“For transactions of this kind, it is essential to assess not only the technical condition but also regulatory and decarbonisation risks. That’s why we also carried out a CRREM analysis and verified compliance with the EU Taxonomy criteria for buildings. The result is a more accurate view of the asset’s long-term sustainability and resilience,” says Marek Koyš, Lead Sustainability Consultant at Savills.
In 2025, 11 major retail transactions have been concluded so far, representing approximately 31 percent of the overall commercial real estate investment volume. Palladium alone accounts for roughly 20 percent of this volume. Other significant retail transactions this year include OC Flora, Myslbek, and Máj Národní.
