Avestus Real Estate has summarised its performance in the first three quarters of 2025 in the regional office markets of Wrocław, Łódź, and Kraków. During this period, the company leased a total of 15,000 sqm of modern workspace across its three key projects.
“As a company active in Poland’s largest regional cities, we observe that lease renegotiations still clearly dominate the office market – a trend also reflected in our results,” said Mariusz Frąckiewicz, Country Director for Avestus Real Estate in Poland. “Kraków remains the leader in terms of new leases and expansions, with Enterprise Park accounting for the majority of contracts signed over the past three quarters. Office spaces in Wrocław and Łódź also continue to attract strong interest, and we are currently engaged in several ongoing negotiations there. Regardless of the location or market conditions, tenant preferences for leased space are similar across the board. Companies consistently look for tailored, flexible office solutions that meet their current needs, as well as reliable property managers who understand them and are open to non-standard arrangements. Enterprise Park is a complex of six modern Class A office buildings in Kraków’s Podgórze district. The development offers a total of over 61,878 sqm, and during the first three quarters of 2025, the Avestus Real Estate team finalised four new lease agreements and two renewals there. Tenants of the complex include companies such as Aptiv, Aon, Cisco, Alight Solutions, Estarta Poland, and Getinge Shared Services. Enterprise Park also features a range of retail and service points. The complex is co-owned by Avestus Real Estate and Tristan Capital Partners (joint venture).
Another property from the Polish portfolio of Avestus Real Estate is Infinity in Wrocław, a seven-storey, Class A office building offering a total of 21,866 sqm of premium commercial space. Completed in 2023, the project was developed by Avestus Real Estate in cooperation with business partner Alchemy Properties. Tenants of Infinity include Avenga, Divante, Dom Development Wrocław, ingage Poland, FutureMeds, NATEK Poland, SPCG, and The Shire-Beyond Coworking, along with several retail and service businesses on the ground floor.
The complex comprises two Class A office buildings and an above-ground car park, and offers a total of 17,200 sqm of commercial space. Tenants include EY, Asseco Poland, Bluerank, WWT (World Wide Technology), Well Fitness, Philips, GE, and LUX MED. Imagine also features a modern conference and coworking centre managed directly by Avestus Real Estate, as well as a variety of retail and service establishments operating within the complex.
