7R has signed a long-term lease agreement with Berner Polska for modern warehouse space at 7R Hub Nowa Huta. The Polish subsidiary of one of Europe’s leading B2B suppliers of maintenance products has leased about 6,500 sqm of functional space at the logistics and technology hub being developed by 7R in Kraków. The tenant was supported in the location selection process by international advisory firm Cushman & Wakefield.
“Berner Polska’s new warehouse in Nowa Huta is part of the Berner Group’s long-term strategy to optimise supply chains across the organisation, shorten delivery times, and improve product availability throughout Europe,” said Andrzej Wasiak, CEO of Berner Polska. “The facility will become an important part of Berner’s logistics infrastructure, particularly for chemical products, one of the company’s key areas of expertise in the professional market. The building will meet the highest environmental and safety standards, while its operations will be supported by modern warehousing solutions and advanced IT systems. In addition, our customers will have an opportunity to explore the Berner product range in greater depth and purchase products directly on-site at a specially designed retail outlet.”
To address Berner’s specific requirements and the nature of its operations, the warehouse area will be divided into dedicated product storage zones. In addition, the entire space occupied by the tenant will be equipped with a building management system enabling comprehensive monitoring of utility consumption as well as efficient management and optimisation of the building’s technical systems.
According to Aurelia Rachtan, Leasing & Development Director, Central-South Region, at 7R, “Kraków’s warehouse and industrial market has one of the lowest vacancy rates in Poland, which for years has led some companies to seek opportunities for expansion outside the city — Berner’s longstanding presence in Skawina is a good example. But today efficient distribution operations involve a broad range of activities that benefit from being located close to a major consumer market. Companies want to be even closer to their customers, shorten delivery times, and respond more quickly to changes in demand.”

7R Hub Nowa Huta is being developed within the Ruszcza Logistics and Industrial Centre as part of the “Kraków – Nowa Huta of the Future” project, a location with ambitions to become Kraków’s new hub for innovative industry.

The developer’s professional approach and openness to bespoke solutions resulting from the specific requirements of Berner Polska’s operations were particularly important.”
Once fully developed, 7R Hub Nowa Huta will comprise buildings with a total area of about 230,000 sqm, creating the largest urban logistics complex in Europe.
