Apsys Polska has achieved the BREEAM New Construction certification at the “Very Good” level for its residential development, Solea Mieszkania przy Wyścigach in Warsaw. This recognition highlights the company’s commitment to implementing its ESG strategy and advancing sustainable development while underscoring the project’s exceptional quality.
For years, Apsys Polska has consistently pursued an ESG strategy across all areas of its operations. In 2023, the company achieved significant milestones, including a 39 percent reduction in CO2 emissions compared to 2022 in its managed commercial properties, as well as decreases in electricity and water usage. Apsys also pledges to certify all its residential investments under the highest sustainability standards, demonstrating a tangible commitment to environmental stewardship and urban improvement.

Solea Mieszkania przy Wyścigach is an upscale boutique complex located near the Służewiec Racecourse in Warsaw. The project stands out for its prime location and innovative sustainable construction practices. According to PLGBC, residential buildings account for only 2.1 percent of the 38.6 million sqm of certified space in Poland, with just 280 residential projects certified under systems such as Green Home, BREEAM, and LEED.
“Expanding beyond the commercial real estate sector, we are transferring best development practices to new areas, ensuring every project aligns with sustainable development principles. From the design stage, the project met stringent ecological criteria, earning the BREEAM Pre-Construction certification at the ‘Very Good’ level. We utilized low-emission building materials, natural finishes, greenery designed for air purification, green roofs, photovoltaic panels, and anti-smog pavements. The final result seamlessly combines modern design with environmental care, earning the BREEAM certification at the same level,” said Cyril Plumecoq, Board Member and COO of Apsys Polska. “Solea has also been a commercial success. The Solea complex comprises two buildings with 91 apartments, ranging from cosy studios to spacious units. The development is distinguished by greenery in the courtyard and around the buildings, designed with biodiversity and oxygen efficiency in mind – providing natural air purification. Additionally, green roofs enhance aesthetics and provide thermal insulation.
Solea marks Apsys Polska’s first completed residential project. The company is currently working on additional developments in Wrocław, including Ogrody Staromiejskie and Nowa Stawowa, which focus on revitalizing post-industrial areas in the city centre. These projects will undergo Green Home certification as revitalized properties, further demonstrating Apsys Polska’s dedication to sustainability and urban transformation.
