All three phases of the Budapest ONE office building have achieved the highest BREEAM In-Use Outstanding certification, which assesses buildings’ actual, operational performance. With this result, the 66,000 sqm complex developed by Futureal is now the highest-ranked office building in Hungary within the BREEAM framework. Its performance is supported by on-site solar energy generation, which helps reduce tenants’ energy costs.
BREEAM (Building Research Establishment Environmental Assessment Method) is one of the world’s most widely recognised and stringent green building certification systems. Following the second phase of Budapest ONE, the first and third phases have now also achieved Outstanding certification in the BREEAM In-Use Asset Performance category, with exceptionally high percentage scores. Auditors rated the building’s performance as outstanding in several areas, including accessibility, flexibility and water management. CBRE, a real estate investor, participated in the certification process as both an advisor and an assessor.
Located in Őrmező, at Hungary’s largest intermodal transport hub, the complex was designed with a strong focus on energy efficiency and reducing environmental impact. The office building operates an energy-efficient, intelligent central building management system and is equipped with a heat recovery ventilation system. A total of 150 solar panels with a combined capacity of 81.76 kWp have been installed on the roof. The system generates approximately 80,000 kWh of electricity annually, reducing carbon dioxide equivalent emissions by nearly 18 tonnes per year. The green energy produced results in annual savings of several million forints overall, proportionally lowering tenants’ energy costs.

In the design and construction of Budapest ONE, not only environmental performance but also a people-centred approach played a key role. The building holds the highest Gold rating from Access4You, which evaluates accessibility, as well as WELL Core Platinum certification, recognising buildings that positively impact employees’ health and wellbeing. Tenants benefit from a green rooftop garden, bicycle storage with showers, electric car, bicycle and scooter charging facilities, selective waste collection, and a nearly 500-meter-long rooftop running track with a rubberised surface. Inside the complex, half a hectare of open community space and uniquely designed green areas further support community building and employee wellbeing.
