Business Park Sofia, one of the largest office parks in Central and Eastern Europe, is entering a new phase of development, combining a comprehensive renovation program with a long-term transformation into a mixed-use destination known as The Park District. The park is owned by Arco Capital – an American commercial real estate investor in Bulgaria, and continues to strengthen its position through sustainable, future-oriented investment.
While preserving the core of its activity as a leading office market operator, Business Park Sofia is adapting to global workplace and urban development trends. Most of the office buildings within the park are LEED certified, reflecting a long-standing commitment to sustainability, energy efficiency, and high international standards.
The transformation strategy, developed in collaboration with the global architecture and design firm Gensler, is being implemented in clearly defined stages. The first phase focuses on the complete modernisation of the working environment – not merely upgrading office interiors, but reimagining them as spaces with a distinct sense of comfort, hospitality, and wellbeing that align with the expectations of today’s workforce. This phase includes comprehensive interior redesigns, upgrades of building management systems (BMS), and the integration of smart technologies that improve operational efficiency and user comfort.
Building on this foundation, the next phase aims to further Business Park Sofia’s position as the office complex with the most diverse and comprehensive on-site service portfolio. Dining concepts, shared workspaces and curated green areas are being expanded to support a more balanced, experience-driven workplace environment.
The final stage of the transformation envisions the introduction of residential spaces, completing the evolution of the park into The Park District – a fully integrated mixed-use environment where work, lifestyle, and community coexist within a single urban destination.
