Bydlení Úvaly, a major long-term residential development close to Prague, is set for significant expansion thanks to the construction of a new bypass road transforming Úvaly’s road connectivity with the capital city. The bypass will enable further affordable living opportunities in this desirable location, where pre-sales for the current fourth stage of Bydlení Úvaly are already at 15 percent.
Project investment manager Arcona Capital has sold land for the new bypass road to Ředitelství silnic a dálnic (ŘSD). The bypass, scheduled to open in 2027, will significantly ease road transportation between Úvaly and Prague, reducing existing passer-by traffic on local roads, and streamlining transport to and from Bydlení Úvaly. It will also facilitate significant further development of the Bydlení Úvaly site, which comprises a total of 48 hectares.
Arcona Capital’s sustainable long-term development in Úvaly is now in its fourth phase, with additional phases scheduled to commence in 2028, with completion slated for 2030. 15 percent pre-sales have already been achieved for the current Hostín Development, which started construction in November 2023. Built by general contractor STAKO, the Hostín project will deliver 42 residential apartments, five houses, and a single retail space by autumn 2025.
“Ongoing pre-sales confirm Úvaly’s enormous potential for further development in a way that’s sustainable and sensitive to the local environment and community,” says Guy Barker, Principal at Arcona Capital. “The creation of a bypass road improving road connectivity with Prague is crucial to realizing this opportunity. These exciting developments bring us closer to a very bright future for this great location.”
The Hostín Development is attracting strong interest both from current Úvaly residents and from Prague dwellers keen for a change of pace and setting. Just a 25-minute commute by train to Prague’s Masarykovo nádraží, the project, which includes cycle paths promoting active living, will boost the quality of life for residents.
“Through our creation of affordable residential properties, we’re contributing to the wider development of Úvaly as an increasingly attractive location close to Prague,“ says Michael Odvárko, Head of Hostín Development. “It’s a place to enjoy a quiet home life away from the hustle and bustle of the capital city, while still benefitting from easy and quick access to central Prague. This combination makes Úvaly a perfect choice for all types of residents.”
Hostín is characterised by an energy-efficient, compact design, built using environmentally friendly construction materials such as special VAPIS lime sand masonry, which provides above-standard noise insulation and an improved indoor microclimate. Technologies for heightened efficiency include floor heating, water-to-air heat pumps, and smart home technology, while the future installation of photovoltaic systems is also planned.
Bydlení Úvaly as a whole is being developed to enhance life for all residents of Úvaly, an up-and-coming location combining easy access to Prague with a distinct local flavour and attractive opportunities for outdoor pursuits. Locals enjoy rich opportunities for active living, including a tennis hall, outdoor swimming pool, and associations for amateur tennis players and handball players.
The town is blossoming into a highly attractive locality thanks to its range of amenities including supermarkets, schools and kindergartens, a polyclinic, post office, pharmacies, florists, and many other shops and services. A joint primary school for Úvaly along with neighbouring municipalities Dobročovice, Přišimasy, Zlatá, Sibřina and Květnice is also planned, on land provided by Arcona Capital to the municipality.
The creation of a new bypass road enhancing connectivity with Prague underlines how Arcona Capital’s Bydlení Úvaly contributes to affordable, high-quality living in a calm locality in the vicinity of the Czech capital. In so doing, it brings the benefits of sustainable and sensitive development to all Úvaly residents.
