CA Immo has leased 8,000 sqm of office spaces in Orhideea Towers to Misys, a financial software company. Misys is the first tenant of Orhideea Towers, a project comprising 37,000 sqm of gross rentable floor space, developed in the Central-West area of Bucharest, next to Grozăvești metro station.
Misys, a global company with more than 2,000 customers in 130 countries, will occupy 8,000 sqm in Orhideea Towers from March 2018. This forms a ten years lease agreement, with the option of expanding to a total of 13,000 sqm.
“We are extremely pleased to be the first tenants of CA Immo in their new Orhideea Towers project. We hope this will consolidate our successful partnership and we are looking forward to moving in to our new offices in 2018,” said Daniel Paunica, the Director of Misys Romania.
Misys has been a tenant of a CA Immo portfolio building since 2008, with their Romanian office located at River Place, a project in the vicinity of Orhideea Towers. As the company continues to grow in Romania their premises have steadily expanded from 2,200 sqm to the current level of 6,500 sqm. Their continued expansion, along with their good relationship with CA Immo, which provides dedicated asset management on site, led to this new transaction, with a total lease agreement of 20 years.
According to Frank Nickel, Chief Executive Officer of CA Immo, “The development of Orhideea Towers will enable us to meet the expansion plans of our tenants, many of whom are long-standing partners. At the same time, we will strengthen our local market position and add another class A structure to our fully let asset portfolio in Bucharest.”
The deal was intermediated by CBRE real estate agency. “We are proud to start this year with such a major transaction between our global client Misys and CA Immo, one of the most important office landlords in Romania, as well as the owner of CBRE offices in the Europe House building,” said Razvan Iorgu, Managing Director, CBRE Romania.
Orhideea Towers is the first personal development of CA Immo in Romania. It will absorb a total investment of €75 million and will apply for LEED Gold certification. Construction started in 2015, and the overall project will be delivered 2017, with PORR Construct assigned as general contractor.
The project will have a total gross rentable area of 37,000 square meters and includes two towers, linked by a bridge enveloped in a glass façade. The two towers of Orhideea will have 13 (GF+12 Floors) and 17 (GF+16 Floors) storeys respectively; both offering generous floor space of up to 2,700 square meters on each level and two underground floors. The structure includes 406 parking spaces and bicycle storage along with showers and changing rooms for cyclists.
Orhideea Towers is located at the junction of Splaiul Independentei Boulevard and Orhideelor Street, in the vicinity of Basarab Overpass, which offers a direct connection to Victoriei Square.
