Capital Park Group has announced that, following the approval of the local zoning plan in September 2024, the Nowy Wełnowiec project is moving into the implementation phase. The 30-hectare revitalized site, formerly home to the Silesia Metallurgical Plant, will be transformed into a modern, mixed-use district with a focus on residential living. Approximately one-third of the area will be dedicated to open green spaces.
The project is being developed and managed by Capital Park Group, with architectural plans designed by JEMS Architekci. The group has also received permission to modernize the early 20th-century compressor house, which will serve as a key symbol of the district in northern Katowice.
The 30-hectare site will feature around 300,000 square meters of above-ground usable floor area, with the largest portion allocated to residential apartments. New Wełnowiec will also include spaces for dining, retail, entertainment, services, education, and cultural activities. Ten hectares will be devoted to greenery and recreational areas, including a 4-hectare central park, smaller parks, flower meadows, lawns, forested areas, and ponds. Amenities such as an underground car park and electric vehicle charging stations will enhance accessibility, and the district will be designed with cyclists in mind.
To initiate construction, the Katowice City Council approved the local zoning plan in late September 2024. With this milestone achieved, Capital Park Group is now developing the construction design for the project’s first stage—a central area spanning 7 hectares. Construction is slated to begin in early 2026.
“The first visible results of our work will emerge soon,” said Sylwia Filewicz, Head of Development and Construction at Capital Park Group, who oversees the Nowy Wełnowiec project. “We’ve secured permission to redevelop the former compressor house, the only historic building preserved in the area. Located on Korfanty Street, it will serve as a landmark for Nowy Wełnowiec. We envision it as both a hub for project information and educational meetings for Katowice residents and visitors.”
Tomasz Napieralski, architect and partner at JEMS Architekci, emphasized the project’s focus on creating a vibrant, sustainable community. “Nowy Wełnowiec is not just a residential area; it’s a space where people of all generations can come together. The project blends tradition with modernity, greenery with architecture, and prioritizes the spaces between buildings over the structures themselves. It’s a vision for a city shaped by and for its residents,” he explained.
