CBRE has been appointed the exclusive leasing agent for T-Mobile Office Park, a Class A office complex located in Warsaw’s Mokotów district, in the Służewiec area. The CBRE team will be responsible for leasing approximately 4,300 sqm of available office space in the complex, which is owned by AFI Poland.
T-Mobile Office Park comprises three interconnected seven-storey buildings with a total area of more than 40,000 sqm. AFI Poland has owned and managed the complex since 2020, during which time it has carried out a number of modernisation works. The office complex holds a BREEAM environmental certification at the “Excellent” level, reflecting its low energy and water consumption.
“T-Mobile Office Park offers tenants a flexible starting point. The available space is spread across four floors, with units ranging from 130 sqm on the ground floor to more than 1,800 sqm on the second floor. This means we can accommodate both smaller teams and companies looking for several thousand square metres within a single building. Accessibility and the surrounding amenities are also important considerations when choosing an office. Tram and bus connections, Warszawa Służewiec railway station, the airport just 10 minutes away and Galeria Mokotów right next door are all advantages that T-Mobile Office Park offers,” says Mariusz Gawarecki, Director in CBRE’s Landlord Representation team.
According to CBRE data for Q3 2026, the vacancy rate in the Warsaw office market fell to 7.9%, down from 9.7% a year earlier. Vacancy stands at 4.3% in the central zones and 11.1% outside the city centre. In Służewiec, the rate is 16.2%, compared with 18.8% a year ago.
The district accounts for 18% of office take-up recorded since the beginning of the year, placing it second behind the Western Central Business District (34%) and ahead of the CBD (approximately 17%). New office supply remains limited. No new office buildings were delivered in Q3, while of the 162,000 sqm of office space scheduled for completion by 2029, the majority is expected to be delivered in central locations.
“Służewiec still has the largest amount of available office space in Warsaw, but the gap between the district and the rest of the market is narrowing, while its share of demand remains high. Vacancy in the city centre stands at just 4.3%, and most of the new supply will be delivered there in the coming years. As a result, some companies looking for large, well-connected office spaces will consider locations outside the centre. Służewiec offers plenty of choice, which means that specific building features – including accessibility, environmental certification and the configuration of available space – can ultimately determine leasing decisions,” adds Mariusz Gawarecki of CBRE.
