Ceetrus and Apsys announced the creation of a joint venture, marking their alliance to transform commercial real estate in Poland. They will rely on Nhood’s expertise in developing and implementing attractive real estate projects, where commerce and mixed-use spaces play a central role for the benefit of all. The first flagship project of this partnership, Wilanów Park, is set to become a key retail and leisure destination in southern Warsaw.

Wilanów Park Will Redefine the Shopping Experience in Warsaw
Located on a 7-hectare site in Miasteczko Wilanów, one of Warsaw’s most modern residential areas, Wilanów Park will redefine the shopping experience. Designed as an open living space, it will feature a 50,000 sqm shopping centre with 166 stores (retail, dining, entertainment, and a cinema) and a 2.2-hectare public park, a true green lung for the district, including play areas, relaxation zones, and sports facilities. The opening is scheduled for 2028.
With its proximity to Warsaw’s southern ring road and excellent public transport connections (tram, bus, and cycle paths), Wilanów Park will be easily accessible from anywhere in the capital, as well as from Warsaw Chopin Airport. The project will serve a catchment area of 2.8 million people, with an expected annual footfall of over 10 million visitors.
A Low-Carbon, Positive-Impact Project
Wilanów Park represents a new generation of real estate projects designed to balance environmental performance and visitor well-being. As a model of sustainable development, it integrates innovative solutions to minimize its carbon footprint and promote biodiversity. A 14,000 sqm green roof will collect rainwater and provide natural habitats for wildlife, enabling the reuse of 20–25 percent of rainwater for green space maintenance.
The project features an inclusive living environment, with shaded playgrounds for children, picnic areas, an outdoor fitness zone, dedicated meeting spaces for seniors, and a dog-walking area within the wooded section of the park. An orangery with diverse dining options and an outdoor stage surrounded by a water feature will host temporary events and performances.
The site’s design prioritizes the use of low-carbon materials and construction recycling initiatives. Renewable energy will be generated through photovoltaic panels, complemented by energy-efficient LED lighting and real-time water and energy consumption monitoring. The project also promotes sustainable mobility with extensive cycling network connections, bike racks, electric vehicle charging stations, and self-service bike stations.
Wilanów Park aims to achieve top environmental certifications, including BREEAM New Construction, BREEAM Communities, and the highest MUQI rating (a benchmark for urban quality in mixed-use developments co-created by Nhood), reinforcing its ambition to be a model for sustainable real estate in Poland.
Retail as a Driver of Neighborhood Vitality
The commercial mix is being carefully curated to meet the expectations of residents and consumers, based on community consultations. Nhood and Apsys teams are leveraging strong retailer interest in the project to offer an attractive retail mix, introducing new commercial and leisure concepts to the Polish market.
Two major AFM brands—Auchan, with an innovative food concept, and Decathlon—will be present. The shopping centre will cover a broad spectrum of retail categories, including food and beverage, leisure and entertainment, home goods, electronics, fashion, jewellery, health and wellness, services, and culture.
