The joint venture between Partners Group, one of the largest firms in the global private markets industry acting on behalf of its clients, and Peakside Capital Advisors, an independent real estate investment manager, has achieved BREEAM Outstanding certification for City Point Okęcie with an exceptional score of 92.3%. This top rating within the BREEAM scheme places the project among Poland’s leading industrial buildings.
City Point Okęcie forms part of a logistics portfolio acquired through the joint venture between Partners Group and Peakside. In addition to the Okęcie scheme, the portfolio includes City Point Targówek, Logistics Point Raszyn, and Logistics Point Piaseczno, together making up one of Warsaw’s key city logistics platforms.
Located adjacent to Warsaw Chopin Airport, City Point Okęcie comprises more than 11,000 sqm of modern warehouse and office space, fully leased to Welcome Airport Services. The project has been designed and delivered with a strong focus on operational efficiency, environmental performance, and long-term resilience.
The BREEAM Outstanding certification reflects a comprehensive and integrated approach to sustainability. The building is equipped with heat pumps supporting both heating and cooling, partially powered by a 450 kWp photovoltaic installation. Advanced building management systems optimise energy consumption, while greywater recycling and water-saving sanitary solutions significantly reduce potable water usage.
For the first time in Poland, the façade incorporates Ruukki® LowCarbon sandwich panels made of SSAB Zero™ steel, contributing to a reduced embodied carbon footprint. The project also benefits from the use of low- and zero-VOC materials, ensuring high indoor air quality and a healthy working environment from day one.
The design incorporates climate-resilient solutions, including a white roof and greenery elements that help mitigate the urban heat island effect. Additionally, a dedicated outdoor relaxation zone and infrastructure supporting sustainable mobility contribute to user wellbeing.
