Commerz Real has announced that Widok Towers in Warsaw, which has been in the portfolio of the Hausinvest open-ended real estate fund since 2021, is now fully leased. The final 222 sqm of a total of 33,300 sqm were recently leased to the company Hdrèy (formerly Divesmed), a provider of cosmetics and products for aesthetic medicine. The sitting tenant is thus expanding its leased area to a total of 664 sqm.
“After a certain delay during the coronavirus years, Widok Towers now fully exemplify the positive development of the office market in Warsaw, and in particular in the city centre,” explains fund manager Mario Schüttauf.
According to Savills, the vacancy rate in the city centre at the end of the second quarter of 2025 was 7.4 percent, around six percentage points lower than it was at the beginning of 2021, when the skyscraper was completed. Furthermore, as a result of the limited availability of office space in the city’s high-end properties, prime rents have soared to as much as 27 euros per sqm, with the trend still an upward one. The highest rents in Widok Towers are even higher according to Commerz Real, at as much as 34 euros per sqm.
“From the outset, we deliberately followed a multi-tenant strategy with flexible spaces and small-scale rentals”, explains Schüttauf. “Not many buildings at the prime level offer this.” As a result, a total of 39 institutions and companies will be using the building from 1 November, whereas before demolition and reconstruction, there was only a single tenant.
The 27-storey ensemble is 95 metres high and is situated in the very heart of Warsaw’s city centre in the immediate vicinity of and within sight of the Palace of Culture and Science and on the most heavily frequented main entry routes to the city, Al. Jerozolimskie and ul. Marszałkowska. The Centrum metro station is directly opposite the building. The property has been awarded the international sustainability certificate LEED Platinum.
