Comprehensive revitalisation and modernisation works have been completed on Centrum Orląt in Wrocław. Both the interiors and the façade of the office building owned by Adventum Group’s QUARTUM fund have been renovated. Tétris was responsible for the execution of the work and partially for the design.
In Poland, buildings are responsible for 38 percent of carbon dioxide emissions. To comply with the recommendations and market expectations highlighted by the ESG older buildings are being renovated to become more environmentally friendly. A recent and excellent example of that rejuvenation trend is Centrum Orląt, which is located in the heart of Wrocław at the junction of Podwale, Piłsudskiego and Braniborska streets and was built in 2002. It offers office space with a total area of 20,000 sqm. The building is a prime example of how the modernisation of facilities built around 20 years ago is an increasingly common trend in the market. Tétris, a leader in this field, demonstrated its skills and experience by contributing to the success of the project.
The Centrum Orląt refurbishment project included a number of significant changes to bring the building up to the latest standards and business expectations. As part of this project, Tétris, a market leader in fit-outs, took comprehensive oversight of the refurbishment works, including replacing the façade, constructing terraces, refreshing the garage, refurbishing two reception areas, and upgrading the HVAC, all electrical, fire alarm system, acoustic warning system, and BMS. During the renovation period, Adventum spent €10 million on revitalising the façade and upgrading the M&E system to create a modern and aesthetically pleasing communal space. One important element of the new façade is the new laths, with a total length of up to 3 km, which not only make the building more attractive but also improve its functionality and energy efficiency.
“Right from the beginning, our strategy has focused on an environmentally conscious renovation program and on attracting new tenants. Shaping the future together is the motto of Adventum, and in line with our ESG strategy, together with Tétris as the general contractor, we have transformed Centrum Orląt into a building that is more sustainable and energy efficient,” comments Marcell Mihályfi, Adventum Group’s Partner and Head of Office Asset management. “We are proud to announce the completion of the revitalisation of Centrum Orląt and look forward to the new tenants moving in,” adds Adventum Group’s Partner and Leasing Director, Gergely Koó.
To date, Tétris has been involved in a number of projects to bring old buildings back to life. Such as Centrum Praskie Koneser and Hala Koszyki in Warsaw. During the work to modernise the façade of Centrum Orląt, Tétris carried out some 5,000 drillings to install the screws and ensure a robust and durable fix.
“The revitalisation of the Orląt Centre in Wroclaw—including not only the modernisation of the façade but a number of other works as well – is an important milestone in the process of transforming this office building into a modern and functional business space, adapted to the requirements of today’s market. Our expertise has enabled us to successfully implement this project, and we hope that this new, functional space will provide great comfort for the new tenants,” comments Tétris Poland’s Senior Project Manager, Justyna Mazuchowska.
The first tenant in the office building was PixelAnt Games, and fit-out works commenced right after signing the lease agreement in August 2021. The company has already settled into their new office on the 10th floor, with several other tenants following shortly.
“We moved here about a year ago. We chose this space mainly because of the location but also because the building offers incredible spaces, such as a terrace. I think this is the only place in Wrocław where one can enjoy such an amazing view,” comments PixelAnt Games’ Operations Director Adam Lasoń.
