Construction has been completed on REINO IO Piotrków BTS, a modern cross-dock transhipment centre offering nearly 27,000 sqm of space, in Piotrków Trybunalski. The investor is the POLISH LOGISTICS LLP (UK) platform, managed by REINO IO Logistics, while Kajima Poland was responsible for the design and general contracting under a design-and-build contract.
The completion of construction was marked during an event attended by representatives of Grosvenor, REINO IO Logistics and Kajima Poland, partners involved in the project, and representatives of the Piotrków Trybunalski local authorities. Construction was launched on 9 October 2025 with a cornerstone-laying ceremony.
“During the construction of REINO IO Piotrków BTS, which we delivered under a design-and-build contract, we drew on our long-standing experience in translating the operational requirements of the client and tenant into an efficiently operating logistics facility in a specific location. Our role was not only to construct a logistics and distribution facility, but also to create a solution that will support the efficiency of the tenant’s logistics processes from day one, ensure workplace safety and optimise operating costs. The heart of the new facility is the sorter together with sorting technology, to which the entire facility had to be adapted in structural, architectural and installation terms. The circulatory system of the development is its specially designed, high-performance pavement layout, enabling the smooth movement of goods and easy manoeuvring across a total of 96,000 sqm of manoeuvring yards, roads and parking areas,” says Maciej Runkiewicz, President of Kajima Poland.
REINO IO Piotrków BTS is the first development project delivered directly by REINO IO Logistics within the logistics park managed by the company in Piotrków Trybunalski. The investment represents the next stage in the development of the complex and confirms the potential of a location which, thanks to its position in central Poland and access to key transport corridors, plays an important role in the national logistics market.
“REINO IO Piotrków BTS is a landmark project for our company. It is the first facility that REINO IO Logistics has delivered directly within a park under our management, from the initial concept through to completion. Together with Kajima Poland, we have created a facility precisely tailored to the tenant’s complex operational requirements. The completion of its construction confirms both the potential of Piotrków Trybunalski and our ambition to continue developing modern logistics infrastructure in Poland,” says Dorota Latkowska-Diniejko, President of REINO IO Logistics.
The investment was carried out on a plot of approximately 154,000 sqm. Given the cross-dock nature of the facility, external infrastructure is also a significant part of the investment, enabling smooth vehicle traffic and the handling of a large number of transport operations. Manoeuvring yards, roads, parking areas and other paved surfaces cover approximately 96,000 sqm. The development provides around 400 parking spaces, including nearly 200 for heavy goods vehicles.
The facility was designed to achieve BREEAM environmental certification at the Excellent level. It also incorporates advanced fire protection solutions, including sprinkler and hydrant systems, a smoke extraction system and a DRS voice alarm system. Some of these solutions were implemented in accordance with NFPA and FM Global standards. Financing for the project was provided by BNP Paribas Bank Polska S.A. under a Green Loan structure compliant with the LMA Green Loan Principles.
The parties involved in the investment process included POLISH LOGISTICS LLP (UK) as the investor, REINO IO Logistics as development manager (DM), Kajima Poland as the designer and general contractor, BNP Paribas Bank Polska S.A. as the financing bank, Addleshaw Goddard as legal adviser, and Gleeds Polska, responsible for technical and investor supervision.
