The construction of Porta Mare, the first A-class office building in Elbląg, has reached the third storey. The building will eventually rise to six storeys and become a unique point on the city’s map. The investment is being carried out as part of the Factory Programme.
“Porta Mare is a key element of the Spichrzów Island regeneration programme. This modern building offers office space, retail, and service facilities, and is in a unique location close to the Elbląg River with a picturesque view of the Old Town. Porta Mare is not just a building, it is the heart of Elbląg’s commercial future – a place that will attract companies and enterprises seeking a modern location with character,” emphasises Maciej Wojtczak, President of the Management Board of Fabryka – Porta Mare.
As the first office building in Elbląg to meet Class A standards, Porta Mare stands out because of its unique architecture, excellent private and public transport accessibility, quality of workmanship, flexible space arrangement options and comfort. The building will provide dedicated spaces for tenants from various industries, common areas, retail amenities, service facilities and office space. JLL, a global leader in the real estate industry, is responsible for the commercialisation of the facility, providing the highest standard of service and support for future tenants.
Porta Mare will ultimately offer more than 10,000 sqm of mixed-use space. The development takes in various needs of the residents in the surrounding area and the people working in the building. The building will offer over a hundred parking spaces in an underground garage 10 surface-level parking spaces, and charging stations for electric cars. The development will offer potential tenants not only an excellent location but also high-standard amenities. These include a vertical garden of natural plants filtering the air and photovoltaic cells. The location on Warszawska Street, in the heart of the revitalised Wyspa Spichrzów district, combines business with culture and the city’s history.
The General Contractor, ARP Budownictwo, is responsible for realising the investment and guarantees the highest quality of workmanship and attention to detail.
The Porta Mare project is one of the elements of the Factory Programme, which aims to stimulate the development of smaller and medium-sized towns, struggling with the loss of their socio-economic functions, by creating optimal conditions for the development of businesses in the modern business services sector. The implementation of this project will significantly contribute to the revitalisation of Spichrzów Island through the construction of a modern multifunctional building for the residents of Elbląg, seamlessly blending in with the historic urban fabric. Although the building is being constructed outside the historic centre of Elbląg, it will provide a unique view of the Old Town. In addition, its location will help to integrate the project with the development plans for the Elbląg riverfront and the marina.
“Porta Mare is by far the most exciting development currently underway in Elbląg. It will be a brand new building that stands out on the map of the city and the first development on this scale to meet the requirements of Class A buildings in Elbląg. It will offer retail, service and office spaces that will be a dream location for tenants of every category – because of the location, the services offered, and the scale and quality of this modern development. We are very pleased to have been entrusted with the exclusive responsibility for its commercialisation,” says Aleksandra Staniszewska, Senior Consultant, Office Agency, JLL Polska.
