CPI Property Group (CPIPG), a commercial property owner active in the Czech Republic, Berlin and across the Central and Eastern European region, has formed a strategic partnership with Samsung Electronics Polska for the further development of Warsaw Spire. The first project to be developed by the domestic electronics market innovator for the skyscraper’s office space will be the introduction of the latest version of the b.IoT platform for managing and controlling the HVAC installations.
As part of its ESG strategy and operational goal of minimising water and electricity consumption by 10 percent by 2030, CPI Property Group is implementing a series of modernisations based on the latest technology in the office and retail properties it manages. For the further development of one of the largest high-rise buildings in the Polish capital city, Warsaw Spire, the group has entered into a strategic partnership with one of its office tenants – Samsung Electronics Polska, which operates in the electronic systems and transmitter market. The first such project will be the improvement of the management and control system of the building’s HVAC installations. The latest version of the b.IoT platform, based on artificial intelligence algorithms, is to be used to optimise the operation of the system. b.IoT’s software enables the heating, ventilation and air-conditioning devices to be adjusted to the requirements of each tenant, and by using the conditions in the office space and its current use, it will be even more effective at optimising energy usage. Additional advantages of the system for companies include the remote viewing of utility consumption and the ability to individually control devices, allowing for more economical cost management. The management and technical service of the building will also be able to remotely supervise and administer the operation of the entire system.
“A VRF air conditioning system based on DVM S Water units has been installed in the Warsaw Spire building. This system uses heat from Warsaw’s municipal heating network, cooling towers located on the building’s roof, internal duct air conditioners and heat recovery distributors. Thanks to these solutions, the electricity consumption for the air conditioning and heating system has been minimised, because the heat collected from cooled rooms along with the waste heat from technical rooms is transferred to areas where heating is required. It is worth emphasising that the system provides a year-round ability to both heat and cool rooms – as at the same time, some rooms can be heated and others cooled by using the same system. The entire system is to be managed by b.IoT’s software, the algorithms of which ensure the minimisation of energy consumption, the maintenance of user comfort, the detection and prevention of energy losses, and the constant monitoring of the system,” explained Marcin Jaworski, a Product Manager at Samsung Electronics.
Warsaw Spire is one of the most popular and prestigious office addresses in Poland and has become an iconic symbol of the capital city. Located on Plac Europejski in the Wola business district, it is ideally connected to the city centre and surrounding districts. The high-rise building, which came into use in 2016, offers almost 72,000 sqm GLA. CPI Property Group has been managing the office tower since mid-2022, as a result of the acquisition of a majority stake in Immofinanz. Warsaw Spire has been BREEAM In-Use certified at the ‘Excellent’ level.
