Crowe, a provider of professional business services, will be moving into the Office House building. Office House is the first completed building within the multifunctional Towarowa22 project in Warsaw, developed by AFI, Echo Investment, and Archicom. This modern office space, surrounded by greenery, will support Crowe and two other brands within the group – Contract Administration and TGC Corporate Lawyers – in fostering a strong corporate culture based on lasting relationships with both employees and clients.
“Our new headquarters mark another step in our organisation’s development and reflect our commitment to creating a modern, employee-friendly work environment. We aim to provide our teams with a space that supports collaboration and integration while catering to a flexible work model. Office House offers proximity to our clients and excellent conditions for both work and business meetings,” said Paweł Woliński, CFO of Crowe in Poland, the Czech Republic, and Slovakia.
The new Warsaw headquarters will bring together employees from Crowe, Contract Administration, and TGC Corporate Lawyers on a single floor of the Office House. The 2,700 sqm space will offer a diverse layout – from ergonomic hot desks and private workrooms to large meeting rooms – ensuring optimal conditions for day-to-day work and client interactions. Dedicated areas for relaxation will also be available.
The office design process was preceded by a comprehensive workplace strategy analysis, which included employee interviews and surveys.
“Projects like Towarowa22 address the challenges faced by modern cities. Revitalising attractive inner-city areas through diverse development and welcoming public spaces attracts residents, businesses, and tourists alike. For AFI, engaging in such projects is a natural direction for growth,” said Grzegorz Jamroziak, Asset Management Director at AFI.
Office House is among the most technologically advanced buildings in Poland in terms of eco-friendly solutions. It will be powered entirely by renewable energy, including some produced on-site, such as through a waste heat recovery system. A triple-glazed façade will help maintain optimal indoor temperatures year-round, reducing energy consumption for heating and cooling. Employees will have easy access via metro, multiple bus and tram lines, or by bike.
“We’re pleased to continue our cooperation with Crowe, already a tenant in our Łódź-based Fuzja project. At Office House, we aim to create the best possible work environment for them. A rich service offering, abundant greenery in the city centre, and a work atmosphere unlike typical office complexes – these are the qualities that make Office House and Towarowa22 stand out on Warsaw’s commercial real estate market,” said Michał Żelski, Leasing Director at Echo Investment.
The nine-story Office House offers a total of 32,000 sqm of office and retail space, 70 percent of which is already leased. In addition to Crowe, the building will host companies such as emagine and the premium fitness brand Change Studio.
Crowe was represented in the transaction by JLL.
“Office House is the ideal location for fast-growing companies that value modern, functional office spaces in Warsaw’s business hub. This is an innovative and ambitious project, whose concept reflects sustainability values shared by many companies. Situated near Rondo Daszyńskiego, the building is one of the most sought-after addresses in the city. We’re pleased to have supported its first tenant in the leasing process,” said Jarosław Kwiecień, Director of Tenant Representation at JLL.
Office House is targeting a BREEAM “Outstanding” certification, as well as WELL certification for buildings that positively impact health and well-being.
