CTP has started the construction of its new 46,600 sqm industrial and logistics park in Toruń, Poland. On a plot of more than 14 hectares, adjacent to key traffic arteries, the developer will build two facilities with a total area of more than 46,600 sqm. CTPark Toruń will be an urban warehouse with flexible lease modules for small businesses – known as CTBox and CTFlex. The first phase of the development is scheduled for completion in the last quarter of 2025.
“The realisation of CTPark Toruń is the next stage of CTP’s expansion in Poland. Since the beginning of this year alone, we have purchased 720,000 sqm of land – including the plot for CTPark Toruń. As part of the investment, we will build two facilities of 26,900 sqm and 19,700 sqm respectively. The formula of our business park will allow companies to integrate several key operational functions in one place – there will be space for the development of start-ups, light manufacturing, as well as logistics and warehousing operations with office facilities. In this way, we will respond to the growing demand for smaller and easily adaptable space in well-connected urban areas – there is still a shortage of such space on the market,” explains Piotr Flugel, Managing Director at CTP Polska.
In addition to development space for SMEs and start-ups, CTPark Toruń will also provide space to serve the distribution and warehousing needs of global businesses. Three types of warehouses will be available as part of the investment: CTBox from 950 sqm, CTFlex – tailored to the specific expectations of tenants, and CTSpace – warehouse centres of more than 3,500 sqm.
Business operations will be supported by the location of the investment – Toruń is located on the route of one of the corridors of the Trans-European Transport Network. According to EU guidelines, its development and use should promote sustainable transport, provide better multimodal and interoperable solutions and greater intermodal integration of the entire logistics chain. CTP plans to make use of all the region’s assets and create new employment prospects in the area.
“Toruń is a great place to live, to work and to invest. The city’s potential has already been repeatedly noticed by successive investors and noted in many rankings. The city is developing all the time, it focuses on young people and, of course, business,” says Łukasz Szarszewski, director of the Business Support Centre in Toruń, with which CTP cooperates at the investment preparation stage.
CTPark Toruń will fit in with the vision of Toruń as a European hub for development, as well as a creative, open and entrepreneurial community.
“The complex has been designed to meet the highest sustainability standards – both in terms of building solutions and the infrastructure supporting daily operations. The roofs of the facility will be prepared for photovoltaic installation, and the production and warehouse spaces will be additionally illuminated by a source of natural light. The buildings will also have increased thermal insulation, which will reduce energy losses for their heating and cooling, thereby reducing emissions,” explains Sandra Winiarska, Business Developer at CTP Polska.
The first tenants will be able to move into the complex as early as the end of next year.
