It has been a long time since there was such a demand for single-family houses. Particularly, those located just within the administrative boundaries of Warsaw are at a premium. Such investments combine the comfort of living away from the hustle and having one’s own garden and larger space with proximity to urban infrastructure and the country’s business centre.
The pandemic has made Poles appreciate anew the advantages that houses bring. Our own place has become something more than just a “bedroom”, while the possibility of work from home has meant that we no longer need to be home-bound to the location where our office is based.
This is confirmed by the demand for such investments. In 2020, 51.7 percent more homes were sold in Warsaw than in 2019. We can also observe the continuation of this trend in the first half of 2021, where sales have already reached 83.8% of those reported for the entire year 2019, according to data from the tabelaofert.pl website.
“Our project, the GROEN Konstancin housing estate located right on the Warsaw city border, is an example of this interest. During the year, we sold 48 houses which made part of the first-stage package even before the construction was completed. This month we started selling the second-stage package of the project; as a result nine of the 48 houses have been already sold,” says Piotr Łukasik, Head of Residential Department at Ghelamco.
The pandemic has made us want to be as close to nature as possible. Projects such as Groen are the answer to these expectations. The cosy buildings are located by the Botanical Garden of the Polish Academy of Sciences and the Culture Park in Powsin, close to the nature reserve – the Kabaty Forest. The space has been designed to resemble a friendly Dutch-style housing estate. It is a safe enclave with picturesque ponds, a sports field and carefully designed greenery. Residents will also have private gardens ranging in size from 183 to 578 sqm.
Being enclosed within four walls during periods of isolation has prompted us to seek larger spaces and our own piece of greenery. Furthermore, the home office means that more and more often we also need additional space to arrange our office space at home.
“For the price of a 100 square metre flat in Ursynów, you can have a house twice as big in close proximity to the centre of Warsaw, with its own garden. In addition, at an early stage of construction customers can also make changes in the arrangement of rooms. Compared to its first stage, we also decided to increase the size of the available houses, as this was the demand from our customers,” adds Piotr Łukasik.
The Konstancin residential estate will provide buildings varying in size from 176 to 206 sqm. This is an amount of space that enables more opportunities than standard flats in Warsaw. Other advantages of single-family houses include a private fireplace, a spacious bathroom, a private garage and a cosy attic, which can be used as an additional bedroom, a place for a hobby or a home office.
Buyers appreciate locations such as Konstancin as these makeup enclaves where everything they need for a comfortable life can be found in a single place: gyms, restaurants, shops, clinics, and renowned schools and kindergartens, including the American School of Warsaw, a few hundred metres from the estate itself, where children can walk or cycle to. Everything you need for life is closer here in comparison to other districts of Warsaw.
Investments such as GROEN combine the comfort of living on your own with the benefits of the proximity of Warsaw, as a short distance from the capital makes it possible to reach the centre of Warsaw in 30 minutes. Konstancin is located within the boundaries of Warsaw’s public transport, thanks to which it takes 10 minutes to get from the estate to the Kabaty underground station by one of 7 buses. In the spring and summertime city bicycles with numerous bicycle paths will be a great alternative.
The prices of the houses as part of the Groen project start from PLN 1,280,000. The construction of the first stage will be completed in the second quarter of 2022. The second stage, sales of which have started, includes 48 units.
