The DRFG Investment Group and Heraeus Medevio have just jointly launched the construction of a new production hall in Plotiště near Hradec Králové. The project is a build-to-own development, a concept DRFG specializes in. The buyer is Heraues Medevio, a partner to the world’s largest medical device companies, that will place its specialized production as well as offices in the building whose completion is planned for the end of this year. The company will create over 300 jobs, and more than 60 will be held by university-educated employees. The transaction was mediated by Cushman & Wakefield, the real estate consultancy that also managed the development tender.
The hall’s construction was launched on 25 January 2024 in the former ČKD brownfield in Plotiště near Hradec Králové, which DRFG bought last year. Next to PPL’s largest distribution centre in the Czech Republic and Pilsner Urquell’s warehouse, Heraeus Medevio now acquired a 9,640 sqm plot with a building permit where the hall will be built, spreading over two floors with 4,100+ sqm dedicated to specialized production and 3,000+ sqm to offices and sanitary. An adjoining 8,000 sqm plot was also bought to be used as a parking lot and for the firm’s potential future expansion.
Roman Řezníček, Vice-Chairman of the Board of Directors and CEO of DRFG, said: “I’m very pleased that so soon after the plots’ acquisition, we’ve succeeded in securing such a prestigious company and have the opportunity to custom build to own for Heraeus Medevio. This is a significant step for the development of Hradec Králové which can be further boosted by one more potential construction project: our DRFG Plotiště zone still offers one last plot available for a build-to-own project, with a building of up to 10,000 sqm on 25,000 sqm of land.”
Two product lines of Heraeus portfolio will be located in the new building: catheter manufacturing, providing specialized healthcare equipment for cardiology, cardiovascular endoscopy, neurosurgery, etc.; and electrodes production, which is moving partially to Czechia from abroad and deals with precious metals machining for cardio rhythm management business.
Ondřej Marek, Site Leader for Heraeus Medevio Czech Republic, comments: “The Hradec Králové region has been a steadily growing hub for medical device manufacturing in the Czech Republic, creating employment opportunities and attracting a large talent pool. These factors position the region as a strategic location for expansion.”
Vít Zdráhal, Head of Landlord and Tenant Representation in the Industrial team, Cushman & Wakefield, comments: “We are happy that our long-term cooperation with Heraeus Medevio on the search for the answer to their expansion needs resulted in such an ideal solution: a build to own project close to their existing premises.”
