P3, a long-term investor and developer of European warehouse properties, has started the construction of a new warehouse of 17,600 sqm in Błonie P3 park. The main tenant of the building, which will occupy an area of 10,500 sqm, will be 123 Łazienka, one of the largest e-commerce companies selling bathroom equipment. The remainder of the warehouse will be leased out.
Bartłomiej Hofman, Managing Director at P3 Logistic Parks in Poland, commented: ”The space dedicated to 123 Łazienka will be fully compatible with e-commerce requirements. It will include not only the warehouse space and offices but also a showroom where products can be tested and an area dedicated for customers to pick up their purchases in person. The way we have designed the building will provide our partner, 123 Łazienka, with opportunities for further growth, as e‑commerce has huge potential for development. Last year alone, global e-commerce sales increased by nearly 28 percent year-on-year, while further growth is to expect.”
123 Łazienka is a Polish e-commerce leader in bathroom and kitchen equipment. It offers a wide range of products from highly renowned international brands including Cersanit, Hansgrohe, Grohe, and Duravit. The warehouse space at P3 Błonie park will be fully adapted to the customer’s needs. It will have a warehouse part of 9,880 sqm as well as a 3-level mezzanine, a showroom, and an office part of 630 sqm.
The building will be constructed following the requirements of the BREEAM certification at the “very good” level. The facility will be constructed using PIR core panels to ensure more efficient insulation against external factors, while its reinforced roof will be able to support photovoltaic panels in the future. Also, energy‑saving LED lighting will be installed in the warehouse along with an automatic DALI control system. Water taps in the bathrooms will be activated by infrared technology. The building will also be equipped with greywater recovery facilities, and with an astronomical clock. Furthermore, the premises will have two charging stations for electric vehicles.
The general contractor of the investment is Kajima Poland.
Rafał Kieszkowski, Owner of 123 Łazienka, said: ”As our company keeps developing dynamically and notes a significant increase in the number of new orders, we have arrived at a decision to rent a new, larger warehouse space which would be fully adapted to what we need. We have decided upon the P3 facility due to its huge flexibility when it comes to furnishing and its location. The fact that the P3 park is located close to our current headquarters ensures the continuity of employment of our staff. Furthermore, we found crucial the timeframe for completing the building, which will be this year.”
P3 Błonie Park is located just 27 km west of Warsaw, at the intersection of the 92 national roads and the A2 motorway, which is part of the E30 European transit route. The park consists of 14 buildings that, apart from typical warehouse spaces, also contain other facilities such as cold stores, freezers, and a data centre.
