After the success of the West Gate and West Link office buildings, the time has come for West 4 Business Hub. Echo Investment declares that office projects on Na Ostatnim Groszu Street in Wroclaw will be continued and another more than 80,000 sqm of functional office space will be developed. The first West 4 building is planned for use in the third quarter of 2020.
In 2018, the office market in Wrocław exceeded 1 million sqm. According to JLL, it is one of the fastest-growing office markets in Poland as well as a key location for the modern business services sector (BPO / SSC).
The history of Echo Investment in Wrocław
For 12 years, the developer has been creating places in Wrocław which fit into the city’s landscape. Over 200 stores in Pasaż Grunwaldzki have been used by crowds of residents of Wrocław and people living in the vicinity since 2007. Four residential projects: Przy Słowiańskim Wzgórzu, Grota 111, Zebra and the latest project Ogrody Graua offer in total nearly 22,000 sqm of space completed and almost 18,000 sqm under construction. The office history of Echo has begun with Aquarius Business House. So far, Echo has built, leased and sold to investors five office buildings: the mentioned Aquarius, Sagittarius Business House, Nobilis Business House, West Gate and West Link.
West for the third time
Creating a comfortable space for business development, initiated in West Gate and West Link office buildings, will be continued on Na Ostatnim Groszu Street. The new West 4 project will offer over 80,000 sqm of office space for its users. The first building will have over 15,500 sqm of office space.
“For us “West” in relation to office buildings being built on Na Ostatnim Groszu Street is a synonym for success. Neighbouring office buildings leased rapidly, long before the completion of their construction and commissioning, was a sign to continue this project. The construction of the first phase of West 4 has already started. We want this place to be associated as the right space to create the best solutions for business and take on challenges. In the city of many opportunities, we create offices for people who want more – more comfortable space, more professional opportunities and more services in the close vicinity,” says Katarzyna Kubicka, Regional Director from Echo Investment’s Office Department.
The underground parking area excavation has started at the construction site of West 4. The first tenants will be able to move in here in 2020. The architectural studio Maćków is responsible for the design.
Wrocław – good destination for business
The constantly growing employment in the modern business services sector (BPO / SSC) and the creation of more and more specialised jobs confirms that Wrocław is a good destination to invest here and think about development. It is estimated that over 45,000 of people work in this industry in Wrocław, which translates into the demand for a modern and functional office space.
“Wrocław creates a very good atmosphere for business. Developers are launching new projects, and many Polish and global brands want to invest their capital here. Currently, there is as many as 200,000 sqm of office space under construction. Tenants, among which companies from the business services sector are a strong group, are more and more interested in Wrocław office buildings. The asset of the city is its openness to action, a stable development concept, which gives grounds for thinking about the future for business in this part of Poland. Wrocław is chosen by many young people as a place for development of their professional path,” explains the expert of the market in Wrocław, Katarzyna Krokosińska, Head of JLL Wrocław Office.
