International logistics and transport company Emons is significantly expanding its network of logistics centres in the Czech Republic. As of February 2023, it will open its new logistics centre in Ostředek, close to the D1 motorway. Advised by Savills Czech Republic and Slovakia, it has leased over 6,000 sqm of warehouse space at Sázava Logistics Park, which development and investment company UDI Group built.
The hub is Emons’ second logistics centre in the wider Prague region, the first being Mstětice on the D11 and its tenth branch in the Czech Republic. The company has now leased almost 25,000 sqm of warehouse space in the country.
Ulf Kühnreich, Managing Director of Emons Czech Republic and Emons Slovakia, says: “The opening of the logistics centre in Ostředek is a key strategic location and completes our network in the Czech Republic. It allows us to expand the range of warehousing services for our customers and increase our distribution network’s capacity.”
Located 34 kilometres southeast of Prague, the new logistics centre meets the latest warehousing operations standards and provides gigaliners (25 m+ long transport vehicles) access. This enables Emons to distribute its clients’ shipments at lower operating costs and with less environmental impact.
Marcela Fialková, Strategy Director at UDI Group, says: “With Emons joining, we have now leased the entire Sázava Logistics Park. Four logistics halls with a total area of 50,000 sq m have either already started or are gradually starting their full operation. The facility is capable of handling hundreds of trucks a day. The excellent location by the D1 motorway exit just a few kilometres from Prague is not the facility’s only advantage. Tenants also appreciate the high environmental standard of the site, which, for example, provides three-quarters of drinking water needs via a unique rainwater treatment technology. The site saves up to 8,700 sqm of drinking water annually.”
Dušan Drábek, Associate Director, Industrial Agency at Savills, says: “Ostředek in Central Bohemia provides direct access to the D1 motorway, a key road in the Czech Republic, and is close to Prague, the area with the highest share of total household consumption in the country. Locations along the D1 motorway southeast of Prague are a typical centre of gravity for distribution flows, especially for consumer goods. This has undeniably contributed to Emons’ decision to open its terminal here.”
Lenka Pechová, the Senior Research Analyst at Savills, adds: “Although it is often stated that Prague is the largest sub-market in the Czech Republic in terms of the total supply of industrial space, geographically, the most modern leasing space is located in the Central Bohemia region. At the end of 2022, more than 3.7 million sqm of constructed warehouse or production space was located there. However, a shortage of suitable land in the immediate vicinity of the Prague ring road and the high occupancy levels of existing space gradually lead to new developments in other areas, and tenants have to follow this trend. Due to the volumes of transported materials and goods, the D1 and D5 motorways are the busiest of these locations and, as a result, the most sought after.”
