TriGranit announced the signing of a lease agreement with the Enel-med Medical Centre for an additional 2,500 sqm of space at Signum Work Station in Warsaw. As a result, one of the largest Polish medical companies will continue operating its medical facility – present at the building since 2010 – while also opening a new office headquarters. The clinic is expanding its service offering to include, among others, oncology prevention and a medical gym, while the new office space in Mokotów will house enel-med’s key departments such as IT, finance, HR, and the customer service centre.
Jacek Rozwadowski, CEO of enel-med, said: “Signum Work Station, we have been taking care of our patients for more than a decade, and we cannot imagine not continuing this cooperation. For the several thousand patients who use medical services here every day, this remains one of the most important healthcare locations in Warsaw. That is why we plan to keep expanding here and continue offering both existing and new patients access to a prestigious facility, highly rated specialists, and modern medical equipment. The expanded branch now integrates state-of-the-art oncology prevention, extensive imaging and laboratory diagnostics, and specialised outpatient services. At the same time, we are increasing our presence in this Warsaw building by creating a second company headquarters. Within the next few months, we will open a workspace for several hundred of our employees, along with a training centre.”
The new Enel-Med office will be arranged across 2,500 sqm of functional space located on the 2nd floor of the Signum Work Station building. In the negotiation process and the signing of the 10-year lease agreement, the tenant was represented by CBRE.
Under a separate agreement concluded in June of this year, Enel-Med is also occupying over 2,200 sqm of ground-floor service space at Signum Work Station, which is home to its state-of-the-art diagnostic and therapeutic centre.

This is precisely the area where, at the end of September this year, the most notable decline in vacancy rates was recorded – from 21.1 percent to 18.8 percent quarter-on-quarter. Through the consistent re-commercialisation of Signum Work Station, we have played a meaningful role in this trend. This transaction validates our joint strategy with DRFG: the acquisition and active management of high-potential assets that serve key, long-term sectors such as healthcare.”
Signum Work Station is located in the heart of Warsaw’s Mokotów business district. The building features seven above-ground and three underground floors, offering more than 32,400 sqm of modern leasable space and as many as 870 parking spaces. In addition to high-quality office areas, the building also includes functional retail, service, and storage spaces. One of its key distinguishing features is the large typical floorplate – 4,650 sqm – which provides tenants with excellent flexibility in space planning. The building also holds a BREEAM “Excellent” environmental certification. As part of an ongoing modernisation program, the building has been equipped with two independent power supply sources to ensure operational reliability, and starting in January 2026, it will be powered exclusively by green energy.
Signum Work Station was acquired by DRFG in December 2024. The current owners of the building are the CREIF fund and DRFG Investment Group, acting through DRFG Assets. TriGranit is part of the DRFG Investment Group and is responsible for the commercialisation and comprehensive asset management of Signum Work Station.
