EQT Real Estate announced that the EQT Exeter Europe Logistics Value Fund IV (“EQT Real Estate”) has completed EQT Park Prague North in Lužec nad Vltavou, on the D8 motorway. The 56,500 sqm park, which offers modern commercial space for logistics and light manufacturing, has received its occupancy permit and is now available for tenants.
The park consists of two halls of 44,900 sqm and 11,600 sqm, respectively. It offers a 12-meter clear height, a floor load capacity of 7 tonnes per square meter and flexible space that can be adapted to tenant requirements. It is currently undergoing BREEAM Excellent certification, an internationally recognised standard for sustainable buildings. The facilities were designed to be energy efficient and include a 320 kWp photovoltaic power plant, LED lighting and a building management system that monitors energy consumption. The site is also prepared for the installation of additional photovoltaic panels, electric vehicle chargers and heat pumps to support future tenant requirements.
EQT Park Prague North is EQT Real Estate’s third project in the Czech Republic, following previous acquisitions in Ostrava Mošnov and Nošovice, where EQT Real Estate owns and manages over 300,000 sqm of modern logistics space. The project was developed on a brownfield site together with 7R Czech Republic, which led permitting and construction, and continues to support leasing activities.
