New Work, one of the top three flex office operators in CEE, has signed for almost 5,000 sqm of office space in Hi Piotrkowska. The mixed–use complex with its 82 m hi-rise office tower is being carried out by Master Management Group in the center of Łódź.
New Work, founded 2013 in Budapest, today operates 25 locations in CEE and plans to manage over 100.000 sqm of Office space by the end of 2020. In HI Piotrkowska New Workt will occupy a conference center on the ground floor of the office tower. Additional four floors, from ninth to twelfth will be dedicated for flexible work space solutions. The lease agreement has been signed for a period of 10 years. In transaction, the tenant was supported by real estate advisory firm Savills.
“Top location, convenient access with public transport and high quality office space are the main drivers that convinced us to choose Hi Piotrkowska for the second New Work’s location in Lódź. Thanks to this agreement we expand our workspace in Łódź to over 7.500 sq m. New Work´s offices in Hi complex will be fully equipped and dedicated for corporate clients as well as for small and midsize companies. On the ground floor we also will provide some hot desk options. Clients can expect high quality services and support in a premium building in one of the best locations in Lodz,” said Hubert Abt, CEO of New Work.
With Hi Piotrkowska New Work is already committed to 10 locations in Poland. In Łódź, HI tower is the second New Works’ locations. In the first one, Imagine Office complex, the tenant will start its operation in September 2019.
“From the beginning Hi Piotrkowska complex was designed to be the landmark multi-function office destination in the center of Łódź. Such a location should combine modern, comfortable and flexible workspace, this is why we are very happy to be a part of well – recognizable serviced offices’ brand as New Work,” commented Justyna Drużyńska – Krystosiak, Director of Office Operations in Master Management Group. “We also experienced how important it is for our tenants to have such services. Due to changing a number of projects and accordingly to change the number of employees, companies today face difficulties calculating the final area of needed space. Consequently such service gives them perfect opportunity to grow and shrink space whenever they need to. This leads to cost saving and more effectivenes.”
New Work offices are located in Hungary, Romania, Czech Republic, Ukraine and Poland. The company provides fully furnished and equipped office space with full administrative and maintenance support, rented on flexible terms and conditions. Clients of New Work are multinational corporates and midsize companies with 10 to 50 employees. But also small enterprises and start-ups find their home in New Work locations. By the end of this year New Work wants to provide a total of 50,000 sqm of office space. The current portfolio consists of 25 locations in five countries and seven cities in the CE region, however the company plans to hit the 100,000 sqm.
HI Piotrkowska consists of two office buildings and the Hampton by Hilton hotel. The twenty-story, 82m office tower will be the tallest office building in Łódź, while the other, five-story office building will connect with the frontage of the city’s main street, ul. Piotrkowska. Both buildings will contain a total of 21,000 sqm of offices and 5,000 sqm of retail and service space. The seven-story Hampton by Hilton will comprise 149 rooms and a restaurant. Thanks to the various functions of Hi Piotrkowska 155, which is being built at the intersection of Piotrkowska and Mickiewicza Streets, it will enhance the office, commercial and service offer in the center of Łódź. The complex also has the potential to drive tourism in the city – one of its tenants is the Hampton by Hilton hotel.
The investment is scheduled to be delivered in April 2020.
