Following the 2024 acquisition of ROS Retail Outlet Shopping, FREY has strengthened its position as one of Europe’s leading outlet operators, with a 7.4% market share in operating outlet space across Europe. In Poland, FREY is now present through four premium outlet centres and the full-price retail park Matarnia Park Handlowy. The Group will present its expanded European portfolio at booth 215 of Shopping Center Forum (SCF) Fall 2026 in Warsaw, 23–24 September.
FREY confirms its position as one of Europe’s leading outlet operators, following the full integration of ROS Retail Outlet Shopping – acquired in 2024 – into the FREY Group. Based on the latest ecostra study, FREY now holds a 7.4% market share in operating outlet space across Europe. The completion of this integration marks a new chapter for the Group, bringing together FREY’s long-standing expertise in open-air retail parks with premium outlet know-how. With more than 40 shopping destinations across 10 European countries, FREY combines investment discipline, development capability and operational excellence to shape the future of retail across Europe.
FREY – Leading the Way in the European Outlet Market and Retail Parks
FREY’s European outlet portfolio combines open-air outlet villages the Group owns with enclosed outlet centres operated for third-party investors. In March of this year, while announcing its latest results – which showed double-digit growth across all key performance indicators – FREY confirmed outlets as a core pillar of its European growth strategy and announced that it would now operate solely under the FREY brand.
Alongside the ROS integration, FREY has continued to expand its European outlet footprint. In 2025, the Group acquired Designer Outlet Berlin in Germany and three Italian outlet destinations – Franciacorta Designer Village, Valdichiana Designer Village and Palmanova Designer Village – strengthening its presence in two of Europe’s largest outlet markets. FREY is also progressing Malmö Designer Village, a new outlet development in Sweden scheduled to open in May 2027, further reinforcing the Group’s growth pipeline across the continent.
FREY’s Presence in the Polish Market
Poland has proven to be a key market for FREY. The Group owns and operates Matarnia Park Handlowy, Gdansk, a full-price retail park, and manages four premium designer outlet centres – Designer Outlet Warszawa, Designer Outlet Gdansk, Designer Outlet Sosnowiec and Designer Outlet Krakow – on behalf of investors and funds. Together, these five destinations mean Poland plays an increasingly important role in FREY’s portfolio.
