Generali will be the anchor tenant in Vilharia, the largest and greenest office complex in the heart of Ljubljana. This means both – a consolidation in one central location, as well as a dedication to its leadership in sustainability, employee well-being and ESG compliance.
Sustainable buildings for a healthier work environment
According to Corwin, companies seek Vilharia because of its high standard of indoor environment. Researches show bright and airy work environment can increase productivity and team engagement by 25 percent to 30 percent, reduce sick leave, reduce burnout and lower turnover. “Generali, as well as many other leading companies on the market, have recognized that the quality of one’s office is correlated to the performance of their workforce. We spend 90 percent of our time indoors. The amount of natural light, high-tech ventilation, natural materials and more are becoming a significant factor in job search and overall job satisfaction,” commented Michal Maco, country manager of Corwin Slovenia.

96 percent tenant satisfaction
In Einpark Offices, Corwin’s Bratislava project, which is the first carbon-neutral building in Central and Eastern Europe and the second in Europe to meet the LEED Zero Carbon certification, tenants show 96 percent satisfaction. Vilharia, which should go even further in its pursuit of sustainability and a healthy work environment, is seeking to match these results. Moreover, Vilharia seeks to combine user convenience with innovative green solutions such as active green rooftops which improve thermal insulation, reduce energy costs and provide a unique private recreation area for the tenants.
Cutting-edge technologies for a more sustainable working environment
By ESG principles and EU Taxonomy regulations, Vilharia aims to bring features which will help the tenant companies significantly reduce water consumption, emissions and energy usage compared to standard office buildings. Such technologies include heat pumps, automatic building management systems or intelligent air conditioning, which constantly checks the quality of air and adjusts the required intensity of fresh air exchange, creating a more pleasant working environment while also optimizing energy usage without any need for individual adjustment.
More than 60 percent of the new business hubs completed
More than 60 percent of the works on Vilharia have been completed and three out of five of the building cores have reached the maximum height. The façade installation has been ongoing since August and much of the building is already closed. Vilharia is the first project to be completed as part of a major revitalization of the central station area, placing it at the heart of a newly emerging central business hub. “As the completion of the building looms closer, we are seeing increasing demand for office and retail space within Vilharia, which will soon become the home of some of the most prestigious and innovative brands on the market,” added Michal Maco.
Earlier this year, Corwin announced that they managed to secure a €75.6 million loan for their second Ljubljana project. Financing for Vilharia was arranged by Erste Group, with Banka Sparkasse d. d., Slovenia and EXIMBANKA SR as participating lenders. As one of the largest commercial loans in Ljubljana, it demonstrates the growing focus of the financial sector on ESG-compliant, sustainable projects.
Vilharia will be the first office building in Ljubljana with the highest certification level of LEED Platinum (i.e.: Leadership in Energy and Environmental Design) and with the ambition to join the only two carbon-neutral buildings in Europe with the LEED Zero Carbon certificate, which defines workplace standards and set new standards for the development of office buildings.
