Ghelamco Poland has signed a record-breaking agreement for the lease of office space at Warsaw Spire. Samsung will take nearly 22,000 sqm in the A Class building, which now has an occupancy rate of over 50 percent.
The new tenant will occupy a fifth of the total office area at Warsaw Spire, becoming the building’s biggest tenant. This deal has been heralded as the largest office lease transaction ever concluded in Warsaw’s city centre, as well as one of the country’s biggest ones.
“Warsaw Spire and plac Europejski make up an investment that is unique in terms of scale and quality alike,” commented Jeroen van der Toolen, Managing Director at Ghelamco CEE. “It is bound to change the public space at Rondo Daszyńskiego considerably. We are conducting the project holistically, in line with sustainable development principles. The crucial objective is to ensure unparalleled spatial order and a well-balanced combination of commercial and public functions. We believe that Warsaw Spire will become a new symbol of modern and economically powerful Warsaw,” he continued.
“The project has won the approval of demanding tenants. We are proud to learn that our unique concept has been recognized for its seamless integration of office and public space. Warsaw Spire is the capital’s new business centre created by us close to Rondo Daszyńskiego. There are a lot of companies willing to have their headquarters here. Negotiations with further tenants interested in both office space and the retail units at plac Europejski are in progress,” remarked Jarosław Zagórski, Commercial and Business Development Director, and Board Member at Ghelamco Poland.
The tenant was advised by JLL.
Karol Patynowski, Associate Director, Tenant Representation at JLL, said: “The agreement is the biggest lease transaction on the office market in downtown Warsaw. We are glad to have been able to assist the tenant with respect to this deal, especially since it involves consolidating the company’s R&D functions from three different locations around the city. Our client was looking for a unique and modern building which boasts great location, offers a lot of amenities and allows long-term expansion. Warsaw Spire, top-class office complex built by a leading developer, Ghelamco, has met all these requirements. It is also worth noting that a flexible transaction structure is highly important when it comes to very large lease contracts like this one.”
