Global City Business Park, the 51,000 sqm GLA office complex developed by Global Finance in northern Bucharest, has recently achieved the GOLD certification for its first building, under the LEED Rating System for Existing Buildings: Operations and Maintenance. Colliers International deployed and managed the certification process, the first LEED certification under the Campus Program ever undertaken in Romania.
Given the structure of the business park, the project team chose to use this program to certify each building on its own, but to apply and benefit of the same standards and plans throughout the master site. LEED Campus Program is recommended for projects situated on a shared site under the control of a single entity, encourages a holistic approach to project management, addresses the unique challenges and opportunities inherent in campus projects while maintaining the technical integrity and rigor of the LEED rating systems.
Global City spreads over two buildings situated in a park-like landscaped setting with emphasis on a high quality, functional and pleasant work environment. The two office buildings are designed to afford flexible floor plates ranging from 1,400 sqm to 3,400 sqm in size. The business park is located in Pipera, the growing business district in the north of Bucharest, within a short drive to the northern fringe of the city center and the International Airport Henri Coanda.
Global City Business Park aims to be a center for efficient business, offering the complete mix of resources and services for its tenants, through tailor made solutions and distinctively designed office spaces. The project was inaugurated in 2009 and the O2 building alone hosts worldwide renowned companies such as Coca-Cola Hellenic, Ford Romania, Honda and Quintiles, having 80 percent occupancy.
“Applying for a LEED green certification was a natural step considering nowadays environmental concerns and the requirements of almost all international companies. It has been a long process that included thorough technical audits and reporting to the certification body. Nevertheless, the professionalism of our consultant was of a great help during all stages and we are very proud that we are able to prove, with a worldwide acknowledged green certification, that we run an efficient, environmental friendly office building.
