Following a landmark transaction in Hungary’s commercial real estate market, Gránit Asset Management has begun rolling out one of the sector’s most extensive brand refresh programmes across 20 locations in 19 cities. After signing the sale and purchase agreement in December, the deal officially closed on 27 February 2026, with the Magyar Posta Takarék Real Estate Investment Fund, managed by Gránit, acquiring the Park Center retail portfolio from Revetas Capital. Alongside integrating the assets, Gránit is introducing a unified visual identity and commercial strategy, bringing one of Hungary’s largest centrally managed retail park networks under the new ZONE Retail Park brand.
Through the transaction, 8 retail parks and 4 standalone stores – comprising a total of 45,000 sqm of gross leasable area (GLA) – were acquired by the public real estate fund with tens of thousands of investors. By adding these assets to its existing properties, Gránit Asset Management now operates a network of 20 units, playing a key role in 19 cities across Hungary’s most important regional centres, from Debrecen to Nagykanizsa.
“This acquisition is of strategic importance for Gránit Asset Management. By establishing a nationwide platform, we are not only expanding our portfolio but creating sustainable, long-term value for our investors and providing a stable foundation for our tenants. By integrating the former Park Center units and extending the ZONE Retail Park brand, we are building a modern, efficiently operated commercial network that delivers both economies of scale and a guarantee of consistent quality in the Hungarian retail market,” said Álmos Mikesy, Chairman and CEO of Gránit Asset Management.
The stability of the portfolio is demonstrated by its nearly 100 percent occupancy rate. Nearly 50 well-known international and domestic brands provide a diverse retail offering, while the balanced tenant mix directly ensures consistently high footfall.
The visual and conceptual refresh of ZONE Retail Park begins simultaneously with the change in ownership, with a focus on practicality and a fast, convenient shopping experience. The rebranding aims to ensure that customers enjoy the same level of convenience at every location: free parking, easy accessibility, and a retail mix tailored to everyday needs.
The former Park Center units – located in Debrecen, Dunaújváros, Miskolc, Mosonmagyaróvár, Nagykanizsa, Siófok, Szekszárd, and Zalaegerszeg – will gradually adopt the new visual identity. Gránit Asset Management, together with Grandum Property Management Hungary, which is responsible for operating the properties, aims for ZONE Retail Park to be more than just a brand name; they intend for it to become a reliable part of the daily routine that precisely serves local needs.
