HelloParks has fitted out nearly 20,000 sqm of warehouse space and approximately 1,000 sqm of office space at its Fót (Budapest North) megapark to meet the specific operational requirements of Egis Pharmaceuticals PLC. The project is particularly notable because HelloParks adapted an industrial building already under construction to meet the pharmaceutical industry’s stringent regulatory and technical requirements. The completed distribution centre, with capacity for 30,000 pallets, is Hungary’s largest single-hall warehouse for finished pharmaceutical products operated by a manufacturer.
“With the Fót facility, which has capacity for 30,000 pallets, we have established Hungary’s largest single-hall warehouse for finished pharmaceutical products operated by a manufacturer. This development was necessary given Egis’ position in the domestic market, its growing production volumes and its exports to more than 100 countries. We lead the Hungarian pharmaceutical market in terms of the number of packs sold, making it particularly important that our manufacturing operations are supported by modern, integrated and reliable finished-product logistics infrastructure. This also helps ensure that our products reach patients on time,” said Csaba Poroszlai, Chief Executive Officer of Egis Pharmaceuticals PLC.
The project also presented a complex challenge from a property development perspective, as the FT3 building had to be adapted to the pharmaceutical industry’s specific regulatory and technical requirements. Bespoke engineering and temperature-control solutions were installed to ensure compliant storage conditions for finished pharmaceutical products. The facility provides temperature-controlled environments of both 2–8°C and 15–25°C and meets the stringent environmental and fire safety regulations applicable to pharmaceutical operations.
“The agreement with Egis demonstrates that modern, sustainable industrial properties built to high technical standards also provide infrastructure of strategic importance to pharmaceutical companies. We are pleased that our Fót megapark is home to this major development,” said Rudolf Nemes, Chief Executive Officer of HelloParks.
During preparations for the fit-out, HelloParks’ business development and technical teams worked closely with Egis specialists to define the company’s specific operational requirements and identify suitable solutions.
“The project is the result of a complex preparation and procurement process spanning several years. A key factor was developing a precise understanding of Egis’ specific operational requirements and creating a flexible solution that would remain effective over the long term,” said Bernadett Sallay, Senior Business Development Manager at HelloParks.
“It was a significant professional challenge to fully adapt a standard industrial building already under construction to the exceptionally high and specialised requirements of a pharmaceutical tenant. This was only possible thanks to the expertise of our experienced and dedicated team,” said Imre Ilyés, Portfolio Operations Director at HelloParks.
FT3, which houses the Egis centre, is the fourth building at HelloParks’ Fót megapark. The building was fully let while still under construction. All 164,000 sqm of completed warehouse space at the park has now been fully let. In line with HelloParks’ development strategy, FT3 was built to high sustainability standards. The building has been designed to meet the requirements of BREEAM New Construction Outstanding certification and also complies with the EU Taxonomy criteria.
