High demand for business parks at City Park Warsaw

Poland’s largest Small Business Unit (SBU) business hub, City Park Warsaw, is set for expansion in response to the growing demand for flexible commercial spaces. The developer, Ideal Idea, has already leased more than half of the available units—well before obtaining planning permission.

Ideal Idea plans to extend City Park Warsaw by an additional 10,000 sqm of net-zero commercial space, incorporating cutting-edge technologies designed to reduce tenants’ operating costs significantly. Strategically positioned for urban logistics, e-commerce, and light manufacturing, City Park Warsaw offers flexible warehouse units starting from 500 sqm and office spaces from 110 sqm. The SBU model ensures complete independence for tenants, with individual entrances and no shared common areas. Warehouses feature ground-level access and dock levellers, while Grade A office spaces come equipped with air conditioning and energy-efficient LED lighting.

Located just 2 km from Chopin Airport and 10 km from Warsaw Central Station, the park provides direct access to major transport routes, including the A2 motorway and S2 and E67 expressways. Ideal Idea consistently achieves one of the highest occupancy rates in the industry, securing 95 percent to 100 percent of leases before obtaining occupancy permits. The expansion is scheduled for completion in 2025, after which the total area of City Park Warsaw will exceed 47,000 sqm.
