Michał Stępień to Lead SPEEDWELL in Poland
Developer SPEEDWELL announced the appointment of Michał Stępień as Country Manager for Poland. With a strong track record and deep understanding of the Polish real estate landscape, Michał will lead SPEEDWELL’s expansion in the region, driving its portfolio growth and reinforcing the company’s commitment to sustainable and community-focused development.
“We are pleased to welcome Michał to steer our Polish operations. His deep understanding of local market dynamics and proven track record in executing large-scale residential, office, and retail projects make him the ideal leader as we accelerate our portfolio in Poland, aiming to mirror our Romanian success here,” said Didier Balcaen, CEO and Co-Founder of SPEEDWELL.
“I’m honoured to join SPEEDWELL at this exciting juncture. My ambition is to build a strong team and a forward-looking portfolio for the Polish market—projects that are environmentally responsible, architecturally refined, and responsive to community needs,” said Michał Stępień. “Together with our partners, we’ll bring to life developments that represent SPEEDWELL’s high standards and enduring values.”
Michał Stępień brings over 20 years of experience in the real estate and financial sectors, developed through leadership roles at AFI Europe and AQA Polska. He has overseen large-scale mixed-use projects, the implementation of institutional rental platforms such as AFI Home, and has managed critical legal, financial, and strategic processes, including JV structures and bank financing. His academic background includes a master’s degree in Finance & Banking from the Warsaw School of Economics and doctoral studies in finance management.
Outside the boardroom, Michał is a committed family man with a passion for travel, cycling, and jogging—pursuits that echo the balance, endurance, and long-term thinking he brings to his professional endeavours.
With a portfolio valued at €2 billion, SPEEDWELL has become a reference point for high-quality, mixed-use real estate developments in Romania and now beyond. The company has delivered over 160,000 sqm of office and retail space, 5,500 residential units, and 23,000 sqm of SME industrial hubs under the SpacePlus brand.
“We believe in the potential of Poland to host thoughtful, high-quality projects that not only meet today’s standards but anticipate the needs of future communities. With Michał’s leadership, we are confident in our ability to deliver on this vision,” added Jan Demeyere, Architect and Co‑Founder of SPEEDWELL.
SPEEDWELL entered the Polish market in 2024 and has already laid strong foundations for growth. In Warsaw, the company is developing MILESTONE Warsaw Mokotów, a modern student housing complex with 675 beds across 565 rooms, set to be delivered before the 2026/2027 academic year. In Gdańsk, SPEEDWELL is preparing to break ground on a premium residential project in partnership with BPI Real Estate Poland. Valued at approximately €200 million, this development will feature around 750 apartments spread over 36,000 sqm, with construction scheduled to begin in the second half of 2025.
