
Scallier Expands Its Organisational Structures in Poland
Scallier is expanding its management structures as part of its operations in Poland. Since mid-April 2025, Rafał Langer has been leading the Property Management Department.
Rafał Langer brings over 20 years of experience in managing commercial real estate in Poland, including projects in the office, warehouse, retail, service, and residential sectors, as well as large-format facilities. He has gained his expertise and industry knowledge through cooperation with international corporations, investment funds, administrative institutions, development companies, as well as individual entities from both Poland and abroad. Rafał is a graduate of the SGH Warsaw School of Economics, where he studied Property Management.
“The retail sector has been on a fast development track for several years now. In terms of newly delivered retail space in 2024, only France has surpassed Poland in Europe. The continued strong performance of the market allows us to estimate that this year the new supply will also exceed 500,000 sqm of space. Retail parks and smaller, local shopping centres dominate the structure of new investments. The total area of such facilities has doubled since 2020, when the expansion of this format accelerated,” says Bartosz Nowak, Managing Partner at Scallier. “New retail parks are emerging across the country, in both large cities and smaller towns, and require effective management. Rising property maintenance costs have a significant impact on asset value, which is why specialised services and strong tenant relationships are crucial for profitability. The geographical dispersion of properties presents operational challenges, requiring efficient coordination across different locations to maintain high service quality and optimal cost levels,” adds Bartosz Nowak, emphasising that the company has been perfecting its proprietary retail property management model for 14 years.
“The measures currently being implemented will enable Scallier to provide clients with comprehensive, fully integrated services and to scale up its property management operations. Ongoing discussions with potential clients regarding the management of additional assets, including geographically dispersed investment portfolios, along with our active leasing efforts, are giving us opportunities to further increase our market share,” says Rafał Langer, Head of Property Management at Scallier.
