Indotek Group, the Budapest-based pan-European real estate investment and asset management conglomerate, announced the sale of the Bokserska Office Center in Warsaw. The buyer is Enter Air, Poland’s leading charter airline, which intends to relocate its headquarters to the property.
Located in Mokotów, Warsaw’s largest non-central office area, Bokserska Office Center offers six floors and approximately 6,600 square meters of net leasable area. Developed by Ghelamco Poland in 2001, the property offers 164 surface parking spaces and 18 underground parking spots.
Commenting on the transaction, Enter Air’s COO, Marcin Kubrak, said: “The purchase of a new office is a natural step in Enter Air’s expansion in Poland. Given the nature of our operations, proximity to Warsaw Chopin Airport and the standard of the office space were key factors in our selection. Bokserska Office Center meets our current spatial requirements while providing a strategic buffer for our company’s future growth.”

Despite challenges in recent years, including increased vacancies and tenant relocations to central districts, Mokotów, with over 1.4 million square meters of office space, has shown resilience. In the first three quarters of 2024, it captured 25 percent of Warsaw’s office market take-up, demonstrating the district’s ability to attract committed occupiers seeking well-located properties with established infrastructure and excellent transport links connections.
The deal highlights Indotek’s adaptability and value-driven strategy. It demonstrates foresight in securing a buyer committed to repurposing the property for long-term operational success. The deal also aligns with Indotek’s strategy to actively manage its portfolio across Central and Eastern Europe. The group remains committed to Poland, focusing on revitalizing underperforming assets and investing in high-potential ones.
Indotek has been advised by the Warsaw team of Greenberg Traurig as a legal advisor through the transaction. The team was led by Senior Associate Alicja Flis and supervised by Deputy Managing Partner Radomił Charzyński.
