IWM Automation, the supplier of special-purpose machines for the automotive sector, will become the first tenant in the modern Hillwood Ruda Śląska warehouse park. The company will be moving to the property in Q3 of this year. The lease transaction was managed by consultants at the Industrial and Logistics Department at BNP Paribas Real Estate Poland.
The Hillwood Ruda Śląska warehouse park won its first tenant. IWM Automation will be moving in in Q3 of this year, following completion of the first phase of the project. The tenant is an internationally renowned manufacturer of special-purpose machines for the automotive industry. To run its operations, IWM Automation will occupy more than 3,800 sqm of warehouse and office space. The location meets the requirements and expectations of the company’s Polish division. The new base offers a convenient link to the A4 motorway and is located in the centre of the Silesian agglomeration which represents an important market for the tenant and secures access to qualified workforce.
“When searching for the warehouse and manufacturing space, we focused primarily on locations that would provide convenient transport links for our staff, customers and subcontractors, as well as on the standard of the manufacturing and office space. We have analysed a number of potential locations for our Polish base, and in the end it was Hillwood Ruda Śląska that met all of our criteria. Furthermore, the developer’s flexibility enabled us to successfully resolve all of the issues encountered while completing the lease transaction in respect of our new location,” commented Ryszard Gruszka, President of the Board at IWM Automation.
The lease transaction was finalized with the support of experts at the Industrial and Logistics Department at BNP Paribas Real Estate Poland.

Hillwood Ruda Śląska is located at ul. Zabrzańska and it will be one of the largest projects of this type in the region, which will eventually offer a total of approx. 100,000 sqm of warehouse and office space within one building. The park is situated by the 925 national road and the express road connecting the cities within the Silesian agglomeration. The property’s location provides excellent access to the A4 motorway “Wirek” junction and the A1 motorway “Gliwice Sośnica” junction.
“The first phase of our new project in Ruda Śląska with IWM Automation as the tenant covers nearly 32,000 sqm. The entire park will offer nearly 100,000 sqm of modern warehouse and manufacturing space which – in addition to the standard LED lighting installed at all Hillwood warehouses, will feature increased fire resistance and floor loading capacity of 6t/sqm, thus meeting the needs of manufacturing operators,” said Wojciech Dachniewski, Business Development Director at Hillwood Polska.
