Real Estate Consultancy JLL represented Skanska Property Czech Republic in the sale of Five Office in Prague 5, one of the largest transactions on the Czech office market for 2017. In addition to the sale transaction, JLL also provided the interior project of the 5th and 6th floor in cooperation with designers from Tétris company.
The Five building is located in Na Valentince Street in Prague 5 and 80 percent is rented by the pharmaceutical company MSD. In addition to Hana Kollmanová from Capital Markets, who was responsible for the transaction, Lukáš Kysela participated in the project for project management, and Marie Vlčková with Marek Skácel from Tétris are behind the two-floor interior design of the MSD pharmaceutical company.
“The new MSD office is located in a recently renovated building of the former tram depot. The history of the building was an essential consideration for the whole concept, where we tried to connect the atmosphere of modern offices with historical subtext. Another important moment for design is the close connection with the river, which inspired us to use the shades of blue and green in the interior of the building. We used natural tones and materials to highlight the connection with this natural element,” said Marie Vlčková from Tétris.
Lukáš Kysela, senior project manager from JLL PDS department managed fit-out of all MSD space: „New office space includes 11,000 sqm of sleek design loaded with cutting edge technologies creating one of the largest MSD hubs. Biggest challenges included placement of new internal staircase within the existing shell and core of the building and delivery of Auditorium with 15 m long video wall. Project was delivered within forecasted time frame, quality and meeting also client’s financial expectations.” The Five Building is interesting for several reasons thanks to Skanska, which has long been promoting the principles of sustainable and environmentally friendly development. In this progressive spirit the construction of a new project in Prague Anděl was led as well. Thanks to sustainability, Building Five earned LEED Platinum certification with the highest possible score awarded in the Czech Republic. The building has optimized ventilation, heating and cooling to prevent energy loss, highly efficient air handling units with low running speeds, advanced lighting system with daylight control and, among other things, five high-tech lifts with energy recovery and a control system.
“Building Five, one of the most successful projects in 2017, has been a major challenge for the entire MSD project team. Both MSD colleagues and project manager Lukáš Kysela from JLL were supporting us. Lukáš partly participated in the previous Riverview project, and his MSD knowledge and experience in the field were a tremendous benefit. In the cooperation with Marie Vlčková from Tétris I was most grateful for her practicality. Collaboration was systematic and trouble-free. If MSD solved new offices in the future, I would like to cooperate again with these professionals from JLL,” commented Jana Dušátková, MSD Facility Manager.
According to Skanska, sustainability for future development in the construction sector is absolutely crucial. That is why the developer focuses on “green” buildings and improves with each new project. In the next quarter, Skanska plans to sell and rent another building in the same spirit – Visionary in Holešovice, Prague. Also, their technologies and elements will be supported by LEED certification. But Skanska has decided to go a step further, starting with WELL certification for the Visionary Building project, which monitors elements that affect the health and well-being of a person through air quality, water, and access to a light source. It also focuses on personal comfort, access to healthy diet and the impact of buildings on the body and mental health.
Prague 5 is with 17 percent of the total office stock second largest office market in Prague. Currently, there is over 333,000 sqm of office space under construction with scheduled completion between 2017 – 2019. New supply will mainly be delivered in Prague 4 (29 percent), followed by Prague 5 (21 percent in four projects) and Prague 8 (16 percent in three projects). In Q3 2017, inner city rents in Smíchov (Prague 5) varied between €14.5 – 15.5 sqm/month.
