Vastint Latvia has signed a long-term lease agreement with the international law firm Sorainen, which will relocate to the second-phase office building in Magdelēnas kvartāls in Riga by year-end. Under the agreement, Sorainen will lease the top two floors of the building for the next ten years, occupying nearly 1,900 sqm of office space.
“Moving to Magdelēnas kvartāls is a forward-looking step for Sorainen. We’ve successfully operated from our current office for 20 years, growing from a small team to the largest law firm in Latvia. We wanted more space to ensure there are no limitations on our future growth. We also wanted an office that reflects our values – quality, a drive for excellence, client-centred efficiency, and a thoughtfully designed, beautiful working environment. In our search, we paid close attention to architectural and construction quality, the developer’s willingness to engage with our needs, and, of course, the location. We’re therefore excited to be working with Vastint Latvia, a developer who has consistently listened and made an effort to understand us. We’re also pleased that our new office will be located just a few hundred metres from our current premises. Together with the developer and our designers at RADADARA, we are now working on the design and layout of the new space,” says Ieva Andersone, Managing Partner at Sorainen Latvia.

The second, third, and fourth floors are still available, though there is already considerable interest. That said, in recent years, finalising lease agreements has taken an average of one and a half years – significantly longer than five years ago. Fortunately, reaching our current occupancy level so soon after the buildings were commissioned means we, as developers, are no longer under pressure to rush the process. Our top priority remains finding the next true Magdelēnians,” adds Romāns Astahovs, Managing Director of Vastint Latvia.
Magdelēnas kvartāls is currently the only new development in Riga’s Quiet Centre offering premium-class, highly energy-efficient office space. The quarter has already become a sought-after residential and business destination. Six years ago, the first phase of the project was completed, delivering 116 apartments and ground-floor commercial units facing a pedestrian passageway.
Construction is now underway for the third phase – 57 homes for rent at 4C Strēlnieku Street – and building permits have already been secured for the final two phases. Once completed, Magdelēnas kvartāls will offer 273 apartments, 18,200 sqm of office space, 4,400 sqm of commercial space, as well as 238 parking spaces.
The urban development concept was created by architect Gatis Didrihsons, whose studio also designed phases 1, 4, and 5. Phases 2 and 3 were developed in collaboration with winners of open architectural competitions – architects Pēteris Bajārs and Juris Mitenbergs, along with their respective teams, OUTOFBOX and AB3D.
