LemonTree has commenced development of STREAM KRAKÓW by LemonTree, a logistics and service complex located near Kraków-Balice Airport and the A4 motorway. The project will provide nearly 30,000 sqm of logistics and service space, with completion scheduled for the second quarter of 2027. Goldbeck has been appointed as the general contractor.
The development will incorporate energy-efficient technologies, including heat pumps, intelligent lighting control systems and infrastructure designed to accommodate photovoltaic panels. The project will also feature office modules integrated with the warehouse space, with an architectural design developed in cooperation with Grupa 5 Architekci.
The site is located approximately 15 km from Kraków city centre and 6 km from the airport, with direct access to the A4 motorway. Its location within the Kraków Special Economic Zone may also be of interest to companies operating in logistics, e-commerce, technology and business services.
The architectural concept is based on the idea of flow, reflecting the movement of people, goods and energy. The warehouse and office sections have been designed as an integrated complex, with the office façades incorporating steel panels and large glazed surfaces. The design also takes into account solar exposure, natural daylight and thermal comfort in the office areas.
“We wanted to create a project that would demonstrate how modern, energy-efficient technologies in the industrial sector can go hand in hand with ambitious architecture, delivering a level of quality that is in no way inferior to that of the best office buildings. The Polish logistics market is maturing and becoming increasingly open to aesthetics, user comfort and a responsible approach to space. STREAM KRAKÓW by LemonTree is our response to this change,” says Bartłomiej Krawiecki, CEO of LemonTree.
The project was designed in cooperation with Grupa 5 Architekci, whose portfolio includes office and public buildings, as well as the BOOSTER ZABRZE by LemonTree logistics and service complex.
“When designing STREAM KRAKÓW by LemonTree, we paid particular attention to light and proportions. We wanted to create architecture that would be distinctive yet timeless, and that would work well both visually and in practical use. The office section plays a particularly important role, with its form and detailing giving the entire complex a more urban, even representative character,” says Rafał Grzelewski, partner at Grupa 5 Architekci.
Energy-efficiency measures planned for the development include heat pumps, ventilation with heat recovery, enhanced thermal insulation and a DALI lighting control system that will adjust artificial lighting according to occupancy and natural light levels. The roof will be prepared for photovoltaic panels, with the possibility of expanding the installation to meet tenants’ needs. The project will also include infrastructure for electric mobility.
LemonTree says the development has been designed to reduce its carbon footprint during construction as well as operation. Selected structural elements will use lower-carbon materials, including steel for floor reinforcement.
The surrounding areas will include trees, shrubs, grasses and flower meadows. Plans also provide for outdoor seating, pedestrian and cycle routes, and bicycle racks for employees and visitors.
STREAM KRAKÓW by LemonTree is scheduled for completion in Q2 2027.
